Title: Real Estate Sales Agent
Reports to: Principal
Terms of Employment: Full Time
Summary:
* To actively prospect for new business and generate leads for Sales
* List property for sale
* Negotiate between parties and ultimately facilitate the sale of property
* Create long lasting relationships through a rigorous communication plan
* Exceed expectation of the customer experience
Tasks/Responsibilities:
* Undertake sales tasks relating to the sale of properties including: prospecting, conducting appraisals, listings, open for inspections and auctions
* Generation of Sales leads optimising internal resources including database and other channels as defined.
* Support Vendors and Purchasers to assist in the Sales to Settlement process
* Use company database, ensuring integrity of data, communication trails for agents and executing outgoing communication including email and SMS.
* Complete prospecting tasks to generate appraisals and listing opportunities
* Provide guidance and assist sellers and buyers in marketing and purchasing property for the right price under the best terms
* Determine clients' needs to propose solutions that suit them
* Perform comparative market analysis to estimate properties' value
* Prepare necessary sales documentation (authorities, contracts, comparables etc) in line with company policies and the relevant legislation
* Organise and conduct open for inspections, private inspections and VIP inspections.
* Manage internal company customer relationship database
* Maintain and update listings of available properties
* Represent your Belle Property office at local community functions and networking events.
* Promote sales through advertisements, open houses and listing services
* Achieve and report to management on set Key Performance Indicators
* Attend all internal training and meetings to remain knowledgeable about real estate markets and best practices
General:
* Maintain high quality standards in delivery of services
* Keep up to date with relevant legislation
* Assist in monitoring statistical data for trends, strengths, weaknesses and areas of improvement
* Ensure effective application of all procedures for which this role is accountable
* Attend all training sessions, conferences, seminars, meetings and work functions as directed by management
* Alert management to potential or known problems promptly
* Adhere to minimum business standards as supplied
* Attend to complaints in a prompt and courteous manner
* Participate in ongoing performance reviews
* To maintain a professional level of dress at all times
* Other duties as may be required from time to time
Sales Database Management
* Ensure contacts are entered correctly to the CRM with relevant information e.g. Full name, email, phone, activity plan and follow up
* Manage all contact categories e.g. contact classes/tags, custom classes/tags
* Ensure activity plans are completed and up to date
Lead Generation
* Contact defined sales database contacts to generate leads for sales
* Contact clients attending OFIs in conjunction with the needs of Agents. This will be done at either end of the campaign or two weeks after the Buyer has attended an OFI
* To achieve defined KPIs as established by your Principal including minimum daily connects and generation of appraisals.
Key Skills, Qualifications and Attributes
* Current Cert of Registration/License
* Minimum 3 years experience
* Current Drivers Licence
* Knowledge of relevant legislation
