Specialising in commercial and industrial property investment and management, we are expanding our investment portfolio and seeking an experienced Senior Commercial/Industrial Property Manager.
This role involves managing a diverse portfolio of bulky goods trade centres, storage facilities, industrial assets, and city fringe offices, along with involvement in future development projects.This position offers stability and long-term prospects within a well-established business.

We are transitioning to Re-Leased Property Management software, so experience with cloud-based property management systems would be advantageous, providing an opportunity to be involved from the ground floor as we progress.The successful candidate will serve as the primary client contact, keeping Directors informed about all asset-related matters.The role includes: Liaising with landlords, contractors, and tenants.Conducting regular site inspections and preparing reports (ingoing, routine, outgoing).
Raising monthly rent invoices and managing arrears.Implementing rent reviews within required timeframes.Managing month-end processes, including owner statements and payments.Handling bond lodgements and claims.Performing end-of-financial-year reconciliations and setting budgets.Managing property database information.Overseeing maintenance and repairs, obtaining quotes, and arranging contracts for services like cleaning, gardening, security, painting, air-conditioning, fire protection, and lifts.Coordinating large-scale repairs, fit-outs, renovations, and CAPEX works.Managing leasing activities and lease renewals.Ensuring compliance with relevant property laws and regulations.Requirements for success: Minimum 2-3 years' experience in a similar commercial property management role, with in-depth knowledge of commercial and retail property legislation.Excellent communication skills for engaging with owners, tenants, contractors, and team members, with the ability to produce clear, concise written material.Strong attention to detail and a methodical approach.Excellent organizational and project management skills.Effective time management and multi-tasking abilities, with responsiveness to urgent situations.Critical thinking, judgment, and decision-making skills.Proficiency in property management software (e.g., Re-Leased, Cirrus 8) and MS Office Suite, especially Excel.Trust accounting experience is advantageous.Unquestionable integrity and a strong work ethic.Current driver's license and reliable vehicle.Valid and current Land Agents and/or Property Manager registration (essential).
