Reporting to the General Manager, Quay Quarter Office Portfolio, the Senior Property Manager is responsible for delivering best-in-class property and facilities services at Quay Quarter Tower.

The Senior Property Manager will contribute to a culture of outstanding customer service, accountability and entrepreneurial spirit with Dexus and outsourced property and facilities teams (CBRE). The Senior Property Manager will also support the development by coaching and mentoring Property and Assistant Property Managers.
You Will Make An Impact By
* Lead and Mentor: Manage and develop internal and external teams to deliver exceptional property management and customer experience.
* Stakeholder Engagement: Build strong relationships with tenants and stakeholders to support asset strategies and customer experience initiatives.
* Leasing Support: Collaborate with the General/Portfolio Manager on leasing strategies, including negotiations, documentation, and smooth customer onboarding.
* Customer Experience: Champion Dexus initiatives to enhance tenant experience and act as the primary contact for day-to-day tenant correspondence.
* Operational Excellence: Ensure properties are proactively managed, issues resolved promptly, and building services operate effectively in partnership with FM teams.
* Financial Management: Oversee property financial performance, including budgeting, forecasting, variance analysis, and arrears management.
* Compliance & Reporting: Manage lease obligations, regulatory requirements, and provide accurate reporting for internal and co‑owner needs.
* Market Insight: Maintain strong knowledge of property markets, valuation techniques, and trends to inform strategic decisions.
* Project Collaboration: Work with the GM/Portfolio Manager and Projects team on development feasibility and capital works programmes.
* Ancillary Agreements: Negotiate and administer car parking, storage, and ad hoc licences, ensuring accurate billing and schedules.
About You
You are a passionate and proactive Senior Property Manager with extensive experience in the office sector and a proven track record of working with a tier‑one customer base. You bring a strong customer focus, exceptional execution skills, and the ability to lead with confidence while managing competing priorities. Highly skilled in budgeting and financial management, you understand the importance of collaboration and teamwork to deliver outstanding results.

* Leadership Capability – able to act as a trusted 2IC to the General Manager and mentor team members.
* Negotiation & Leasing Experience – significant expertise in lease negotiations and collaboration with leasing teams.
* Strategic Thinking & Adaptability – thrive in a fast‑paced environment with the ability to prioritise and multitask effectively.
* Strong Communication Skills – adept at negotiation, conflict resolution, and professional liaison across all levels.
* Technical Knowledge – sound understanding of valuation drivers, legal documentation, building services, and real‑estate market trends.
