Senior Manager, Asset Manager (Housing and Property)
This purpose-led not-for-profit organisation supports communities across a range of services including housing, aged care, disability, mental health, and community services. With over 1,000 individual assets and housing tenancies, the Housing & Property division play a critical role in delivering safe, sustainable, and high-quality housing outcomes, as well as managing the property assets that allow the organisation to function and thrive.
The Role
As Asset Manager, you will lead the organisation's asset management and maintenance functions, overseeing a portfolio of over 1,000 properties and being accountable for lifecycle planning, compliance, and ensuring the delivery of responsive maintenance services.
Reporting to the Head of Operations, you'll manage a team of five and a $1M operational budget, embedding best practice systems and processes that drive efficiency, compliance, and value-for-money outcomes.
Key responsibilities include:
Driving the successful implementation of the Strategic Asset Management Plan
Leading maintenance help desk operations and meeting KPI/SLA standards
Ensuring lifecycle planning, statutory building compliance, and safety measures
Overseeing procurement strategies and contractor performance management
Providing accurate reporting on asset condition and compliance
Partnering with internal stakeholders, regulators, and external contractors
Leading, coaching, and developing a high-performing team
About You
You are a senior property and asset management professional with deep operational expertise across large, multi-asset portfolios. You balance technical excellence with strong leadership and thrive in complex, regulated environments.
You'll bring:
A strong track record implementing strategic asset management plans and lifecycle planning
Proven experience managing multi-million-dollar maintenance budgets
Knowledge of statutory building compliance, essential safety measures, and tenancy/property law
Experience in contractor management, negotiation, and service improvement
Financial and procurement expertise to drive accountability and efficiency
Leadership experience that empowers teams and embeds a culture of continuous improvement
