Overview
Maintenance Technician - Arlo (Greystar) Canberra, ACT, Australia.
This position performs technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas meet the Company's standards for cleanliness, appearance, safety, and overall functionality.
Job Responsibilities
Completes assigned work orders generated from resident requests for service, and preventative maintenance by diagnosing defects and performing repairs in accordance with policies, safety standards, and code requirements.
Completes the "make-ready" process to prepare vacant apartment homes for leasing, including pre-move-out inspection, creating a punch list, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
Accesses and obtains materials, supplies, equipment, and tools from the property's maintenance department; tracks used inventory, returns unused items, and notifies maintenance supervisor about re-ordering needs.
Completes documentation and paperwork to ensure service requests are properly documented and tracked.
Maintains grounds, common areas, and amenities by picking up trash, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
Supports cost-cutting and expense control by repairing rather than replacing parts when possible and using materials and tools efficiently.
Other Responsibilities
Complies with safety and risk-management policies; attends routine safety meetings and required training; reports accidents and incidents promptly and accurately.
May inspect work performed by contractors, vendors, and service providers to verify quality and compliance with standards.
Service Technician Activities
assists in conducting routine and periodic property inspections to identify safety and risk management concerns and communicate needs to management.
Physical Demands
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Lift up to 25 pounds independently; up to 50 pounds with assistance.
Travel may be required to assist other properties, attend training, or attend meetings.
Flexible work schedule including evening, weekend, and holiday call duties.
Required Licenses or Certifications
EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
All certifications required by State and Local jurisdictions.
Valid driver's license to operate golf cart on property (where applicable).
Compensation
Hourly range: $22.00 - $27.00.
Additional Compensation
Bonus programs may apply based on individual and company performance (corporate or onsite property positions).
