We are seeking an experienced Opex Manager – Site Operations with demonstrated multi-site operational leadership who thrives in a greenfields environment, building structure, processes, and systems from the ground up. About the Role Reporting to the Head of Operations, the Opex Manager will lead the end-to-end management of site maintenance, cleaning, and operational presentation across our growing network. This is a newly created, greenfields role designed for someone who is confident building frameworks, processes, SLAs, and operational rhythms from scratch. You’ll lead our Maintenance Team and key cleaning providers across multiple centres, uplift service delivery, and optimise operational expenditure. Regular travel across Melbourne and occasional interstate travel is required. Key Responsibilities Site & Maintenance Operations Lead the maintenance function across multiple sites, ensuring efficient, high-quality resolution of work orders and preventative maintenance. Build and embed maintenance systems, SLAs, escalation frameworks, and reporting processes from inception. Monitor workload, prioritisation, service quality, and budget impacts across the network. Cleaning & Presentation Oversee centre cleaning contracts and performance across all sites. Ensure hygiene, cleanliness, and presentation standards are consistently met across our organisation. Conduct site audits and ensure follow-through of corrective actions. Operational Expenditure (Opex) Management Responsible for operational costs across maintenance, cleaning, waste, pest control and related services. Implement cost-control initiatives, performance tracking, and spend optimisation strategies. Partner with Finance to forecast, monitor, and report on Opex across centres. Contractor & Supplier Management Manage multi-site service providers, including cleaners, maintenance contractors, pest, waste, HVAC and other operational partners. Build strong vendor relationships, negotiate performance-based agreements, and ensure contract compliance. Resolve escalations promptly to minimise operational disruption. Compliance, Safety & Risk Ensure maintenance and site operations meet regulatory and safety requirements across all sites. Support ESM and fire-safety obligations where applicable. Identify risks proactively and implement preventative and corrective actions. New Centre Operational Readiness Support new centre openings, including coordinating cleaning mobilisation, maintenance readiness, and site presentation. Establish foundational processes and service expectations to ensure operational readiness from day one. Continuous Improvement & Leadership Lead, mentor, and develop the Maintenance Team. Create consistency across multi-site operations by implementing scalable systems and workflows. Define KPIs and monitor performance across maintenance and cleaning functions. About You Multi-site operational experience is essential — ideally across facilities, maintenance, retail, hospitality, education, or similar environments. Proven ability to build processes, systems, and service frameworks in a greenfields role. Leadership experience managing teams and contractors across dispersed locations. Strong commercial acumen with experience managing operational budgets and driving cost efficiencies. Excellent communication and stakeholder management capabilities. Understanding of building systems, maintenance operations, and safety requirements (desirable). Experience in fast-paced, scaling environments highly regarded.
