Organisational Overview

Socia Investors is a specialist investment management business based in Melbourne. Socia Investors was established with the purpose of advancing the sustainable and inclusive development across Australia, through the development of innovative, real asset investment strategies designed to deliver competitive returns to investors. Socia Investors has over $400 million in Asset Under Management (AUM).

Socia Investors manages the Australian Disability Accommodation Projects Trust 2 (ADAPT 2). ADAPT 2 is an evergreen fund exclusively focused on investment in Specialist Disability Accommodation (SDA) on behalf of institutional investors. ADAPT 2 currently has assets under management of over $300 million in addition to further committed monies which are in the process of being drawn and invested to develop new, and acquire existing, high quality SDA assets.

The Socia Investors team also manages over $100 million of assets invested in Key Worker Affordable Rental Housing (KWARH). These KWARH investments utilise an innovative private-community sector partnership model, developed by the Socia Investors team.

Socia Investors is working to raise capital for a dedicated KWARH investment strategy and institutional fund offering. Separately, Socia Investors will look to expand its investment management offerings for not for profit sectors to incorporate sustainable investment finance to fund real assets required for community health, aged care and education purposes.

Position Purpose

The Investment Analyst’s primary responsibility is to support the investment team with the evaluation of potential investment opportunities and management of assets across social infrastructure investment, specifically the SDA and Key Worker Affordable Rental Housing (KWARH) sectors.

In order to undertake this effectively, the Analyst will demonstrate strong business acumen combined with strong quantitative skills, in particular Microsoft-Excel based data analytics, financial modelling, and effective communication.

Responsibilities and Accountabilities

Monitor, Analyse and Drive Operational Asset Performance

Assist the Associate Directors, Asset Management, in monitoring, analysing and driving performance in the SDA and KWAH assets which may relate to:

oThe management of financial models to enable the valuation process for asset portfolios, including independent valuation;

oMonitoring operational performance of the SDA and KWARH investments;

oEngagement with asset operators, consultants and other external partners to identify and implement performance improvement measures;

oDriving value and mitigating risk by undertaking sector research to inform operational decision making;

oThe review of annual budgets plus operating, capital expenditure, incoming and outgoing payments from assets, reviewing service and capital proposals, and implementation of budget-related activities; and

oAssuming responsibility for reporting obligations related to existing debt facilities.

Origination and Transactions:

Assist the Associate Directors and/or Executive Director, Origination & Transactions in:

oUndertaking financial analysis (including being responsible for financial modelling), review and due diligence relating to new social infrastructure investment opportunities;

oUndertaking scenario and sensitivity analysis for new investment opportunities;

oEngagement with potential vendors throughout the investment due diligence process;

oDevelopment of pitch materials used to generate new investment opportunities;

oProcurement of, and engagement with, financial, technical and legal advisors throughout the deal structuring and transactions phase; and

oAssisting in writing and contributing to investment analysis including papers for consideration by the Investment Committee.

Measure and Report:

* Develop and maintain asset specific financial models, updating periodically to take into account key asset assumptions to measure and forecast operating performance;
* Assist in the preparation of performance reports, materials for investor briefings and respond to queries for internal and external stakeholders on asset performance aspects.

Key relationships include:

• Finance and operations team

• SDA and KWARH providers and their management teams

• Directors, Board and Investment Committees

• Investors, external consulting and advisory firms.

Core Competencies and Skills:

·High level numeracy and analysis skills including Microsoft Excel capabilities;

·Investment analysis capabilities, including review of business plans, particularly prior to investment in assets;

·People and communication skills to provide for sound relationships between colleagues, investors, service providers and clients;

·Strong project management and organisation skills; and

·Presentation skills including the capability to take financial information and produce charts, proposals and reports.

Experience and Qualifications:

·1-3 years prior experience in a similar role (ideally as a financial analyst in a property or infrastructure team or exposure to these sectors within banking or consulting);

• Demonstrated ability to operate, run, analyse and interpret financial models

• An understanding of the factors influencing infrastructure or property investments

• Ability to communicate clearly and concisely both in written and verbal form

• Ability to successfully manage multiple stakeholders

• Proven ability to work collaboratively in a team environment

• Desire to work in line with and uphold our company values: integrity, diligence, collaboration, authenticity, respect and innovation

• Demonstrated ability to create, analyse and interpret financial models

• Exposure to property, real assets or funds management sectors and environments.

• Experience/understanding of the SDA and/or Community Housing sectors

• Experience working as a financial analyst

Other:

The job holder will comply with all relevant Occupational, Health, Safety and Environmental Legislation, codes of practice, standards, policies, operating procedures and work instructions and be actively involved in Lighthouse Infrastructure Health, Safety and Environment Systems and Procedures.
