About the Role
The Estate Manager is the public face of the Estate and must possess an innate and exceptional knowledge of the Estate as well as the surrounding competition, all local facilities, and amenities plus any that might be forthcoming.
Responsibilities
- Sales/Financials • Negotiate with potential purchasers and present offers • Meeting targets
- Customer/Stakeholder Management • Develop and maintain strong business relationships with stakeholders promoting the land estate and obtaining packages from the builders to promote via the builders and directly in print media and online • Establish and maintain close working relationships with Builders and stakeholders with a view to drive referrals to the estate • Possess an innate and exceptional knowledge of the Estate as well as the surrounding competition, all local facilities, and amenities plus any that might be forthcoming
- Leadership, People & Culture • As an estate manager, you are required to manage and provide advice and training to the Estate team members on an ongoing basis • Providing information to the Development Team and RPM and always maintain the highest level of professionalism and representation of the estate
- Systems, Processes, Reporting & Insights • Manage new enquiry and existing enquiry (on the database) to affect a sale now or in the future. Provide feedback on communications that are sent to the database • Oversee the settlement risk assessment process by maintaining communication with purchasers at every milestone of the settlement journey • Ensure all external maintenance items are reported daily and on the Weekly Activity Report so that presentation is at its best • Provide advice and feedback to the project team regarding marketing, sales, and product mix strategies in order to achieve sales targets and maximise price growth • Report on all competitor activity monthly • Ensure the Sales Office is clean and tidy, marketing material is on display and up to date, and sufficient stationery and office supplies are at hand
- Strategy, Business Development & Innovation • Advise on pricing strategies and pricing on competing estates
Qualifications & Experience
- Property Industry experience desirable
- Solid communication skills with the ability to engage and influence a diverse range of stakeholders both internal and external
- Intermediate skills and knowledge of the MS Office suite and experience working with CRMs
- Agents Representative Certificate
