THE ROLE:
We are seeking a Residential Building Design Specialist to report directly to the Building Manager.
This is a pivotal role within the business. You will be responsible for all in-house residential design and documentation, ensuring our custom homes are fully coordinated, compliant, and construction-ready.
Your role is centered around four key objectives:
* Deliver high-quality, buildable documentation for custom homes
* Achieve compliant and efficient planning and building approvals
* Support construction and reduce design-related issues on site
* Improve internal efficiency and reduce reliance on external consultants
This is a full-time, office-based position in Gisborne, VIC. The successful candidate will demonstrate a proven ability to manage documentation independently while working collaboratively within a high-performing team environment.
To be successful in this role, you will require:
* Advanced Diploma of Building Design
* 5-7 year experience designing high-end custom residential homes
* Strong understanding of NCC, ResCode, and local planning requirements
* Demonstrated experience preparing planning and building permit documentation
* Ability to coordinate consultant documentation (structural drawings, surveys, engineering plans, energy report, BAL, etc.)
* Advanced proficiency in drafting software
* Advanced proficiency in 3D rendering software
Responsibilities:
Reporting to the Building Manager, the Residential Building Design Specialist will be responsible for:
· Preparing detailed construction documentation for high-end custom homes.
· Translating client briefs and concept designs into fully coordinated, build-ready working drawings.
· Producing plans, elevations, sections, site plans and detailed construction documentation.
· Managing drawing registers, version control and document issue tracking.
· Preparing planning and building permit documentation and liaising with councils and private building surveyors.
· Coordinating and integrating consultant documentation including structural engineering, energy reports (NatHERS), BAL and other specialist inputs.
· Providing ongoing design support during construction, including responding to RFIs and site queries within required timeframes.
· Managing changes to designs during construction phase.
· Identifying and resolving design conflicts and buildability issues early to minimise site disruption.
· Reducing reliance on external drafting consultants and improving documentation turnaround times.
· Assisting in the development of standard details and repeatable construction solutions.
· Attending weekly team meetings and coordination of client meetings to ensure smooth project delivery.
