We are a developer-owned, vertically integrated residential construction business (ongoing land acquisitions → design/approvals → build → sell) delivering Sydney's most prestigious homes under the growing AUD ultra-luxury brand. We currently have 30 luxury projects across design, approvals and active construction, supported by continuous acquisitions and rolling annual starts/sales.

Role Overview (Programme is Priority #1)
We are seeking an experienced Site Manager / Technical Lead to run day-to-day site delivery on ultra-luxury residential projects. Your first priority is programme execution—driving site productivity, trade sequencing and constraint removal to achieve the 15-month Site Start → Handover delivery target.
This is a hands-on, quality-led role: you will be the on-site technical authority for high-end façade/external envelope and premium interior fitout finishes, including workmanship, detailing and finish protection.
Key Responsibilities
1) Programme execution (Core KPI: 15 months per project)
* Run daily site operations: trade coordination, logistics, access, deliveries and productivity
* Maintain rolling 2–6 week lookahead, daily/weekly task control and short-interval planning
* Identify constraints early (RFIs, lead times, inspections, access) and resolve/escalate fast
* Enforce subcontractor accountability to outputs and dates; implement recovery actions when slippage occurs
2) Façade / external envelope (must-have)
* Deliver premium façade packages: stone/brick/render/cladding, glazing/doors, metalwork, waterproofing interfaces
* Control junctions, penetrations, flashings, drainage, weather-tightness and durability
* Coordinate inspections with consultants/certifier; ensure compliance with drawings/specs
3) Premium interior fitout & finishing (must-have)
* Lead interior packages: bespoke joinery, kitchens/bathrooms, stone, flooring, painting, feature finishes
* Enforce finish protection, staging, cleaning and presentation standards
* Drive punch lists/defects close-out and handover readiness
4) Subcontractor management & quality control
* Hold trades accountable to quality, safety, outputs and timelines
* Toolbox talks, trade briefings, NCR management and rectification control
* Support samples/mock-ups and shop drawings to lock standards early
5) WHS, compliance & documentation
* Ensure WHS compliance: inductions, SWMS, permits, site controls and incident prevention
* Maintain site diary, photos, checklists, inspection records and handover documentation
What We're Looking For
* 7+ years site leadership experience in high-end / ultra-luxury residential construction
* Strong evidence you can drive programme and site productivity to tight timeframes—~15 months Site Start → Handover experience highly regarded
* Extensive experience in façade/external finishes and premium interior fitout finishes (materials, detailing, workmanship, methods and finish protection)
* Strong sequencing, subcontractor leadership and problem-solving capability
* Ability to read drawings/specs and manage set-out tolerances/hold points
* White Card + NSW Driver Licence (required)
* Full working rights in Australia
* Trade background / Cert IV (preferred)

## 岗位概述(进度第一 + 超高端工艺)
你将作为现场"技术与交付"的第一责任人,负责超高端豪宅项目的日常施工组织、工序衔接、分包管理、质量验收、安全合规与交付呈现。进度为第一优先级:通过强组织、强问责、强短周期计划,推动项目按 15个月(Site Start→Handover)节奏完成。
同时,你必须具备非常扎实的外立面/围护体系与室内精装 finish经验:材料、工艺工法、节点收口、基层处理、成品保护、缺陷控制与最终呈现。

## 核心职责
## 1) 进度执行与现场组织(核心KPI:15个月交付)
* 负责现场日常管理:人员组织、物流、材料到场、吊装与场地秩序
* 维护并执行 2–6周滚动 Lookahead(短周期计划),落实每日/每周产出
* 发现偏差立即纠偏:调整工序、增补资源、改进现场组织,形成追赶措施
* 快速清除现场阻碍:RFI/图纸澄清、交期、检验节点、进场限制等,并及时反馈PM
## 2) 外立面 / 围护体系交付(必须强项)
* 负责石材、砖、抹灰、外墙系统、门窗/玻璃、金属构件、外墙防水等包件的质量与接口管理
* 严控关键节点:泛水、穿孔、收口、排水、耐候与防水完整性,确保"防水/防风/耐久"
* 组织并配合 certifier/顾问的关键检查与验收,确保符合图纸、规范与高端标准
## 3) 室内精装与成品保护(必须强项)
* 负责定制细木/橱柜、厨房卫浴、石材、地板、涂装、特色饰面、五金等精装包件的工序与质量
* 管控 finish 保护与呈现:保护膜/遮盖、分区施工、清洁标准、交付观感
* 缺陷清单(Defects/Punch List)管理与整改闭环,确保交付达到"超高端标准"
## 4) 分包绩效管理与质量控制
* 分包问责:质量、产出、到场率、安全、纪律、返工率
* 组织 toolbox meeting、技术交底、样板确认、关键节点 hold points
* NCR(不合格项)管理与整改闭环,减少返工与拖期
## 5) WHS安全、合规与文档
* WHS:入场教育、SWMS、现场安全控制、隐患整改闭环
* 文档:site diary、照片、检查表、验收记录、材料交付/合格证明、handover资料整理
* 保持工地检查准备度(CDC/DA 视项目而定)
## 6) 协同与沟通
* 与 PM、设计师、顾问、供应商协同,推动关键决策快速落地
* 配合客户/团队查验与交付前 walk-through,推进质量签核与交付准备

## 任职要求
* 7年以上高端/超高端住宅现场管理经验(临海/复杂工地优先)
* 有明确证据证明你能推进紧工期节奏:具备或接近 15个月交付(Site Start→Handover)的项目经验更佳
* 外立面与室内精装 finish 经验非常丰富:熟悉材料、工艺工法、节点收口、基层处理与成品保护
* 强现场组织与短周期计划能力,能把控关键路径与关键验收点
* 能读懂图纸与规范,具备较强的技术判断与问题解决能力
* White Card + NSW Driver Licence(必须)
* 澳洲合法工作权
* 木工/装修背景或建造相关证书(如 Cert IV)优先;Builder Licence 有则加分
