Key Responsibilities.
* Build and maintain strong, professional relationships with landlords and tenants
* Manage a well-maintained portfolio with a proactive, solutions-focused approach
* Conduct entry, routine, and exit inspections using modern digital systems
* Oversee lease renewals, rent reviews, and strategic portfolio growth opportunities
* Coordinate maintenance efficiently, liaising with trusted contractors and suppliers
* Manage arrears, prepare tribunal documentation, and ensure full compliance with ACT legislation
* Respond promptly to enquiries, delivering a high level of service and clear communication
* Keep accurate, up-to-date records across all systems and documentation
* Identify opportunities to improve processes and contribute to a high-performing team culture
* Consistently deliver exceptional client experiences in line with Hive’s standards
About You.
We’re looking for a confident, proactive Property Manager ready to take the next step in their career within a supportive and modern environment.
You will have:
* Minimum 3 years’ experience managing a property portfolio
* Current ACT Real Estate Certificate of Registration or Licence
* Strong knowledge of the Residential Tenancies Act 1997 (ACT)
* Excellent communication and conflict resolution skills
* High attention to detail and strong organisational ability
* A positive attitude with the ability to work independently and as part of a team
* Experience with property management software (e.g. PropertyMe or similar)
* Current Driver’s Licence and reliable vehicle
