Our client is looking for an experienced commercial property professional to help build and lead the next arm of their business.
This is a rare opportunity for the right person to step into an established, fast-moving business and play a key role in launching and growing SpaceFinder Asset Management — my client's commercial property management division. This role is not for a junior.
We are not looking for someone to simply inherit a tidy portfolio and maintain it.
We are looking for a do-er, a converter and a builder — someone with proven experience in both commercial property sales and leasing, and commercial property management, who can win new business, create the systems and processes, and lay the foundations for a team to grow under them.

Training SpaceFinder (TSF) is Australia's largest educational space sharing agency, helping Registered Training Organisations and other education clients secure training space solutions nationwide.
Wealth Space is our commercial property buyer's agency, helping ambitious clients acquire strategic commercial property assets to build long-term wealth and portfolio growth.
Together, these businesses give my client a unique position in the market — strong existing relationships, active client pipelines, deep commercial property exposure, and a genuine opportunity to build an asset management arm from within an established platform.
They are commercially minded, fast paced and results driven, and this is an exciting opportunity for someone who wants to help create something significant.
The Opportunity
The successful candidate will take ownership of a role that spans:
* management of current TSF clients as a base KPI
* growth of TSF space sharing and related property opportunities
* educational space tenant rep placements
* launching SpaceFinder Asset Management
* signing and onboarding commercial managements
* building the CRM, systems and processes required to scale
* creating the structure for future team members to sit underneath them
At the beginning, this person must be prepared to personally drive outcomes.
That means the ideal candidate will need to sell, convert, onboard, manage and build.
Over time, the goal is for this person to create the systems, rhythm and commercial foundations for a broader property management department.
What You'll Be Responsible For
1. Manage and retain existing TSF clients
Protect and service current educational space sharing and rent roll relationships with a high level of responsiveness, professionalism and follow-through.
2. Win new opportunities
Generate and convert opportunities from existing pipelines, referral relationships, strategic alliances and inbound enquiry.
3. Deliver educational tenant rep outcomes
Work with education clients to secure longer-term space solutions through tenant rep style placements and commercial coordination.
4. Launch the asset management division
Build the CRM structure, workflows, templates, systems and reporting required for SpaceFinder Asset Management to operate professionally and scale.
5. Sign and manage commercial property appointments
Use your commercial property sales, leasing and management background to identify, win and onboard new management opportunities from existing client pipelines and relationships.
6. Build the future team structure
Create the systems, process discipline and service model required so support staff and additional property managers can later be added underneath you.
To be considered for this role, you must have proven experience in both:
* commercial property sales and leasing
* commercial property management
This is essential.
We are specifically looking for someone who understands how to:
* communicate confidently with landlords, tenants and business owners
* manage the operational realities of commercial property
* build process and structure, not just work within an existing system
This Role Is Not For You If
* your experience is only residential property management
* your background is only admin or coordination without commercial deal exposure
* you have only worked under established systems and have never had to build one
* you are looking for a maintenance-only portfolio role
* you are not comfortable generating and converting business yourself

* SpaceFinder Asset Management is launched with robust CRM and systems
