About the company:
Growing from strong local roots and solid capital partners this innovative, agile and active developer specialises in greenfield and sub-division development and project management, across Melbourne's growth corridors covering a wide range in scope, size and budget.
They have acquired and delivered a multitude of high-quality projects and committed to further growth with an appetite and as such, an opportunity has been presented to join the team as a Development Manager.
You will be responsible for managing and coordinating all aspects of the project lifecycle, ensuring successful execution from conception to completion. This role requires a candidate with strong leadership, communication, and problem-solving skills, as well as a deep understanding of civil engineering and land development processes.
Responsibilities:
* Collaborate with stakeholders to define project scope, objectives, and deliverables.
* Lead the preparation and analysis of detailed feasibility studies, including site identification, acquisition considerations, development assumptions, and financial modelling.
* Assess development potential, conduct highest and best use analysis, and prepare internal reports to support acquisition decisions and investment strategies.
* Conduct site assessments, due diligence, and risk analysis to inform early-stage project viability.
* Develop comprehensive project plans, including timelines, resource allocation, and budgeting.
* Oversee the civil engineering aspects of land development projects, including grading, infrastructure design, and utility installations.
* Coordinate with external consultants, engineers, and contractors to ensure compliance with local regulations and project specifications.
* Conduct regular site inspections to monitor progress and quality of work.
* Manage the subdivision process, including planning, zoning, and permitting.
* Work closely with regulatory authorities to obtain necessary approvals and ensure compliance with land development regulations.
* Develop and maintain strong relationships with relevant agencies and stakeholders.
* Monitor project budgets, ensuring adherence to financial constraints and identifying cost-saving opportunities.
* Provide accurate and timely financial reports to senior management and the Director.
* Communicate effectively with team members, contractors, and stakeholders to ensure alignment with project goals.
Qualifications:
* Minimum 5 years' experience in Property Development, with at least 3 years in an ADM or DM capacity.
* Tertiary qualifications in Property, Finance, Planning, Engineering, or a related field.
* Demonstrated success in delivering residential greenfield and broad-acre land subdivision projects within Melbourne or Regional Victoria.
* Proven experience leading feasibility assessments including site acquisition analysis, development assumptions, and detailed financial modelling to support investment decisions.
* Strong understanding of land development processes, from site due diligence, planning and design through to delivery and titling.
* Strong financial acumen, with proficiency in Estate Master, Excel, and project cash flow modelling.
* Highly organised and commercially minded, with the ability to assess project viability and provide insights that inform early-stage acquisition and strategy.
* An enthusiastic, hands-on team player who thrives in a collaborative environment and enjoys working across the full project lifecycle.
