About the opportunity

Join Inland Rail in a senior, program-wide role where you'll shape how a major property portfolio is managed across NSW and Queensland.

As Program Lead for Property Management, you'll be the go-to subject matter expert providing strategic advice, strengthening governance, uplifting processes, and partnering with project and corporate teams to deliver value for money outcomes across the Inland Rail corridor from Beveridge (VIC) to Kagaru (QLD).

You'll influence high-impact decisions, support robust compliance in property transactions, and provide senior guidance to a small team (approx. 4-6) and service providers ensuring consistent, proactive portfolio management in a complex infrastructure environment.

Key responsibilities (including but not limited to)
* Provide senior property management advice and support to the Property Portfolio Manager and the wider Property Program to enable reliable delivery of key initiatives.
* Lead and guide the Property Management function, delivering strategic, technical, policy and governance-focused recommendations across the full Inland Rail portfolio (Beveridge to Kagaru).
* Partner with functional teams across the Property Group and broader organisation to design and implement procedures and portfolio arrangements that support proactive asset management and broader project outcomes.
* Contribute to property management procedures that drive equitable outcomes, value for money and strong governance, with probity and conflicts of interest actively managed and controlled.
* Provide senior leadership and coaching to a team of approximately 4-6 professionals, plus service delivery contractors.
* Negotiate directly with internal and external stakeholders to agree conditions and terms for relevant property agreements.
* Ensure IRPL/ARTC property policies, procedures and governance requirements are consistently applied and value for money is achieved.
About youWhat you'll bring
* Tertiary qualification in Engineering, Business, Property, Commerce, Law, Construction or a related discipline.
* Senior experience in major infrastructure, engineering, rail and/or construction environments, with a strong focus on property management outcomes.
* Demonstrated success leading teams and contractors to deliver positive, commercially sound property outcomes.
* Strong knowledge of best-practice approaches for corporate real estate / infrastructure-focused property portfolios.
* High-level stakeholder engagement skills, with confidence working with senior internal and external stakeholders.
* Proven capability providing commercial property risk and contract management advice to enable delivery of desired outcomes.
* Strong analytical and problem-solving skills, including experience with Excel, databases and reporting systems.
* A continuous improvement mindset able to spot opportunities, streamline processes and lift performance.
* Clear communication skills (written and verbal) and the ability to negotiate effectively, including through disputes where required.
* Knowledge of the property industry across asset management, maintenance and divestment.
* Experience managing a major property portfolio and/or large asset/property management contracts.
