We need someone who can use their initiative, judgement, organisational and interpersonal skills to support our Senior Property Manager (who is responsible for trust duties) with operational tasks as you grow into your own portfolio. We also have a Property Management Associate currently training in the office so you will form a team of three
This is what we need, but what do you need?

What does this mean?
We cap our caseloads to 100 properties per property manager. We will never ask you to manage 150+ or experience the stress of being asked to do too much with too little time We want you to have the time to do your work to the standard you and our clients rightly expect.
You will be asked to take on a portion of our portfolio TBD) and then together we will build your portfolio until we hit your 100 capacity — we have all the leads you need to achieve this but ability to acquire new business is always a bonus
In our office we use IRE's ROL Rentals, Uploader and 2Apply, PropertyMe, DocuSign, TICA, RP Data, and of course REA, Domain, RBO and REI Master Forms — we can teach you these but experience is also a bonus
Finally, this is an on-site office role with travel duties (office car available).

Requirements:
* A current South Australian Property Managers license.
* A current SA driver's license.
* Police Check (or willingness to obtain; we will reimburse).
Key duties at this level include conducting market appraisals for the lease of residential property; preparing and issuing tenancy agreements, rental bond documents, advertising material, inventory schedules and property inspection reports (ingoing, outgoing and periodic); conducting inspections with prospective tenants; negotiating lease terms between tenants and property owners; sourcing and securing new managements; listing residential properties for lease; undertaking market research and providing marketing advice; assessing and processing tenancy applications; coordinating property repairs and maintenance and preparing related reports; advising owners and tenants on preventative and planned maintenance; representing owners before tenancy tribunals and providing advice on residential tenancy matters, including tenancy terminations; performing all duties and functions required under a property management agreement; and writing processes and procedures to formalise and systemise office practices.
