Our client is expanding and seeking a motivated Assistant Asset Manager to join their growing Melbourne team. This is a full-time position managing a diverse commercial portfolio, with a strong focus on industrial assets across Melbourne’s key commercial precincts. Strategic Asset & Portfolio Support Support the Head of Asset Management in delivering asset management functions across a Melbourne commercial portfolio. Assist in managing a mixed portfolio, primarily industrial assets across key Melbourne precincts. Monitor asset performance and identify opportunities to enhance income, reduce costs, and improve asset presentation. Financial Coordination & Reporting Assist with financial reporting, budgeting, and outgoing reconciliations. Support the preparation of accrual-based budgets, including rental income, outgoings, and CAPEX tracking. Provide market data and insights to assist with rent reviews and income forecasting. Raise and manage purchase orders for operational and capital expenditure. Support arrears management through reporting and monitoring outstanding tenant payments. Lease & Tenant Administration Manage lease administration including agreements, variations, options, and documentation. Track key lease milestones such as expiries, rent reviews, and renewals. Process tenant billing requests including lease adjustments, invoicing, and credits. Maintain and update tenancy schedules and provide regular reporting to the asset management team. Act as a key point of contact for tenants, ensuring clear communication and prompt issue resolution. Facilities & Property Management Coordinate day-to-day property matters including inspections, maintenance, and tenant requests. Liaise with contractors and suppliers to coordinate maintenance and building works. Conduct routine property inspections to monitor building condition and tenant compliance. Ensure properties remain compliant with building regulations, safety standards, and essential services requirements.
