Job Description As a Lease Manager, you are part of the Expansion Department, which supports all brands within the H&M Group. You are responsible for the management of the store portfolio in Australia & New Zealand. This includes handling renegotiations, rebuilds, extensions, and terminations. Additionally, you enable long-term growth by finding top locations for new stores. The role of Lease Manager is about collaboration both internally and externally, always with the future of the forever changing retail world in mind. You also obtain the best possible deals by negotiating lease contracts with property owners.
This position is based in Sydney, Australia, and you will report to the Expansion Manager for Australia & New Zealand.
Key responsibilities: You create growth strategy by developing and maintaining the roadmap for Australia & New Zealand. You are responsible for creating and following up on pipeline. Recommend the full business case in terms of fit with market strategy, location requirements, commercial idea, configuration of space, economic and legal terms and present ready negotiated business cases for approval by country management. You coordinate in a positive and collaborative way with other functions before finalising the negotiations. You ensure that the portfolio is commercially competitive in Australia & New Zealand. You are always looking for ways to improve the portfolio, keeping in mind long-term impact. Qualifications To be successful in the role as Lease Manager, we believe you are ambitious, competitive, humble and value having your own responsibility. You have strong analytical skills and a strong record of results. In addition, you have strong negotiation skills, are socially confident in negotiations and not afraid to leave your comfort zone.
What you need to succeed: Bachelor or master's degree in Real Estate, Business/Economics or similar Leasing skills and good legal understanding Strategic planning and long-term vision You remain calm and positive in difficult situations and under pressure Balance between long-term and short-term planning Good financial understanding Results driven At least 3 years of working experience from leasing, controlling and/or real estate, preferably within the retail industry Additional Information This is a full-time role, reporting to the Australia & New Zealand.
