About The Role
We are seeking a dedicated Portfolio Manager to take ownership of a growing personal property portfolio that includes both residential properties and Airbnb listings. This is a high-demand hybrid role requiring strong organization and the ability to handle a variety of responsibilities efficiently. You will be in charge of day-to-day property management, coordinating repairs, conducting inspections, and ensuring tenant satisfaction. As the key contact for the property portfolio, you must be available on your mobile at all times to respond to urgent matters or tenant requests.
Key Responsibilities
Manage Property Portfolio: Oversee a combination of residential properties and short-term rentals (Airbnb), ensuring the properties are well-maintained, occupied, and generating consistent income. Leasing & Rent Collection: Prepare lease agreements, manage lease renewals, and ensure timely rent collection (non-cash payments only). Tenant Relations: Handle tenant inquiries, address complaints, and maintain positive relationships to foster long-term tenancy. Maintenance Coordination: Organise property inspections, routine maintenance, and repair work to keep properties in optimal condition. Condition Reports & Routine Inspections: Perform regular condition reports and routine inspections to ensure properties remain in good shape and meet legal standards. Open Homes: Coordinate and conduct open homes for potential tenants, ensuring properties are presented at their best. Financial Oversight: Track property income and expenses. Property Marketing: Market the properties effectively on platforms like Airbnb, ensuring that listings are up-to-date and have high occupancy rates. Compliance & Legal: Ensure that all properties comply with local property laws and tenancy regulations. Availability: As this is a high-demand role, the Portfolio Manager must be available on their mobile at all times to handle emergencies, urgent tenant concerns, or property issues. Reporting: Provide regular updates on property performance, including financial reports, occupancy rates, and maintenance status. Qualifications
Proven experience in property management (including residential and/or short-term rentals). Strong organisational and administrative skills with the ability to multitask and prioritise. Ability to work independently and manage multiple properties effectively up to 45 properties. Knowledge of property management software (experience with platforms such as IGMS, PropertyMe, Airbnb, etc. is an advantage). Excellent communication skills for managing relationships with tenants, contractors, and the owner. A car and driver's license is required for occasional travel to Wollongong for property inspections and open homes. High availability and readiness to handle urgent matters via mobile at any time.
