About the Role
As our Senior Acquisitions Manager, you’ll play a key role in leading acquisitions delivery, commercial deal execution, and strengthening our builder and developer partnerships across Australia.
This is a dealmaker’s role, ideal for someone who enjoys leading teams, closing high value commercial agreements, and working directly with builders, developers, and internal stakeholders to turn opportunity into secured supply.
No two days will look the same. One day you might be finalising a joint venture with a developer, the next you could be negotiating allocations with a builder group, and the next you’ll be coaching your team through pipeline delivery and performance, all while driving strong commercial outcomes for the business.
You’ll work closely with the Acquisitions Director, CEO, Sales leadership, Marketing, Legal and external builder and developer partners to ensure consistent supply, strong commercial terms, and high quality investment stock.
What You’ll Be Doing
* Take joint venture and partnership opportunities surfaced by your team and drive them through to execution with builders, developers and land developers
* Structure and negotiate allocation agreements, options, put and call agreements, rebate programs, bonus structures and exclusivity arrangements
* Own commercial terms across major deals including pricing, volume commitments, settlement conditions and risk clauses
* Lead and develop the Acquisitions / Partnership Manager team, setting direction, KPIs and performance cadence
* Run pipeline reviews, one to one meetings and team meetings to ensure consistent execution and accountability
* Coach your team on negotiation, commercial thinking and builder and developer relationship management
* Own a defined Australian region and maintain a strong pipeline of investment grade stock
* Source, assess and manage residential developments, townhouse projects and house and land opportunities
* Manage builder relationships including commercial terms, inclusions, allocations and performance delivery
* Work closely with Sales and Marketing to align stock flow with client demand and campaign strategy
* Act as continuity and succession support for the Acquisitions Director when required
What You’ll Bring
* Seven plus years experience in residential development, acquisitions, project marketing or builder and developer environment
* Demonstrated leadership experience managing teams and driving performance
* Proven experience closing commercial deals with builders, developers or land developer
* Strong negotiation skills with the ability to structure and finalise complex agreement
* Solid understanding of contracts including land, building and development agreement
* Strong commercial judgement and ability to manage competing priorities in a fast paced environment
* Confidence managing stakeholder relationships at a senior level
* CRM and systems capability including platforms such as HubSpot and similar tool
