Reporting to the Director, your job will be an integral part to the team in seeking out new business opportunities, undertaking market research and sales analysis, performing development feasibilities and maintaining active databases of transactions and land owners.
Working in a team environment, you will be expected to demonstrate commitment, loyalty and an ability to work as an enthusiastic team member in accordance with the organisation's office routines and procedures, keeping in mind the overall business objectives.
Key Responsibilities
Research & Analysis:
* Assist with preparation of Property Overviews for inclusion in Marketing Submissions and Information Memorandums
* Assist in the preparation of case studies and transaction analysis
* Undertake assessment & analysis of properties to determine Estimated Potential Selling Price Range
* Analysis and assessment of relevant local authority town planning schemes/or approvals
* Provide general market & demographic research analysis for the major LGA's within SEQ and major regional markets
* Source, collect and analyse sale transactions for a variety of development sites throughout Queensland
* Maintain a database of sales evidence across various residential development markets
* Maintain Cordell's project database including sending out of weekly project updates to Ray White Special Projects team
* Assist with preparation of Research reports
* Maintain a register of major estates and track land sales values and volumes
* Working as part of a team of people to win significant listings, attend presentations to support the agent with any questions and answers on current market and historical trends
* Monitoring of local authority planning schemes and identifying new areas of potential opportunity for agents to target
* Monitoring of legislative changes within the property industry and assessment of potential impacts upon various asset classes
* Prospecting for new sales opportunities
* Support the process of canvassing for new sales opportunities plus promoting company sales to the market
* Assist in the development of templates for Marketing submissions, Information memorandums, Case studies/sales analysis, Research reports
Stakeholder Engagement:
* Provide support to the sales team as required
* Growing current and building new long-term relationships within the property industry and Ray White
* Establish and manage relationships with external consultants, researchers and valuers
* Collate a forward calendar of events and reports to be undertaken throughout the year
Requirements
To be successful, you will bring:
Knowledge:
* Strong understanding of the general residential and residential development site sector (Greenfield land, townhouses and apartments)
* Understanding of alternate residential sectors including retirement, aged care and land lease communities
* Strong understanding of valuation principles, methodologies and practices
* Firm understanding of interplay between macro/micro economic factors and impact on property industry
Skills:
* Proficient in undertaking project feasibilities including use of Estate Master
* Ability to undertake efficient and accurate assessments/analysis of property's
* Proficient in Excel
* Good report writing and communication skills
Tertiary and Professional Qualifications would be Highly Regarded e.g.
* Bachelor of Property Economics / Valuation or similar
* Associate Member of the Australian Property Institute
* Registered Valuer (QLD)
