**Property Manager **who's passionate about real estate. The role is based in Glen Waverly, Victoria.
**The Role**
As a Property Manager, you will play a pivotal role as a rental property specialist who interacts with renters and residential rental providers on a daily basis to ensure that owner-investment property is managed well. The property manager is required to provide real estate professional advice to our clients. Given that our overall mission is to ensure the provision of a high quality service that exceeds customer expectations, in this position, you must maintain an exceptional customer focus on both owners and renters. Working in a team environment with other Leasing Consultants, Property Managers, and Business Development Managers, the individual will be expected to demonstrate commitment, loyalty, and an ability to work as an enthusiastic team member in accordance with the organization's office routines, and procedures, keeping in mind the overall business objectives.
**Key Responsibilities**:
- Ensure that high-quality services are consistently provided to owners and tenants in the management of properties
- Communicate with all owners, renters, creditors, team members, and clients in a professional and courteous manner.
- Coordinate and conduct ingoing and outgoing inspections in accordance with both company and statutory requirements
- Coordinate and conduct routine inspections in accordance with both company and statutory requirements
- Physically attend all ingoing, outgoing, and routine inspections on-time
- You are required to ensure that we have at least one office set of keys for each property that we manage. This may require you to get additional keys cut with our approved supplier located in The Glen Shopping Centre.
- When required, assist with leasing of properties, this includes:
- TICA checks
- Acquire identification for each applicant
- Proof of savings for each applicant
- Employment reference for each applicant, where applicable

- Once every four weeks, or as required, you are required to work a rostered Saturday to conduct open for inspections to show prospective renters through investment properties.
- All open-for-inspections must be confirmed both verbally and in writing with the current occupants prior to conducting the open-for-inspection.
- Call all owners after each Open for Inspection to provide feedback on the open, even if no prospective renters attend.
- Make efforts to limit the number of rental arrears and tenancy tribunal appearances
- Prepare and deliver necessary submissions to the tenancy tribunal on behalf of property owners
- Accurately document communications with clients to ensure we have evidence for any possibly upcoming VCAT issues.
- Ensure properties are maintained in accordance with the owner's instructions. In this regard, liaise regularly with owners and tenants to ensure repairs are carried out expeditiously, economically, and to an acceptable standard
- Attend all team meetings, team training, one on one with management, work required events and training
- Work within advertising budgets and ensure advertising expenditure is maintained within allocated budgets
- Achieve growth in property management revenue by referring to the Business Development Managers
- Ensure compliance with ethical standards and industry codes of conduct
- Ensure you keep abreast of market development and indicators
- Manage and maintain the rent roll of properties
- Regular updating to tenants and landlords concerning property issues
- Confirm rental increases to the VA's action
- Accurately advertise properties for rent, this includes ensuring the advertising which is put online is a direct description of the property and all excluded items are clearly included in the description. All advertising must be approved by our rental providers.
- Handling maintenance issues including obtaining quotes and confirming job with a tradesperson
- Assist with tenant selection
- Provide property information and assistance to tenants as requested
- Manage and maintain rent roll successfully implementing an arrears minimization process
- Account management of tenant and landlord activities, including direct debits, internet transfers, and statement generation
- Work towards property management targets
- Ensure your motor vehicle is maintained both mechanically and aesthetically at all times,including comprehensive insurance coverage
