The Role
You’ll manage a well-maintained residential portfolio, starting at approximately 80 properties and gradually increasing to around 120–130 properties.
This staged approach allows you the time to properly get to know your properties, landlords, and tenants — and set your portfolio up for long-term success.
Your responsibilities will include:
* Landlord and tenant relationship management
* Leasing and tenant selection
* Routine and final inspections
* Lease renewals and rent reviews
* Maintenance coordination
* Arrears management (with structured support)
* Ensuring legislative compliance
You’ll be supported by clear systems, a dedicated admin and VA team, and leadership that genuinely understands property management.
This role has been created by restructuring our existing South portfolios to allow for more sustainable workloads and higher-quality management.

* 5+ years of residential property management experience
* Current WA registration
* Strong knowledge of WA tenancy legislation
* Confident communication and conflict resolution skills
* High attention to detail

This portfolio is located from Hamilton Hill to Wellard.
We structure inspection days efficiently and are open to practical discussions for the right person.
