The Cocos (Keeling) Islands are an Australian external territory in the Indian Ocean, about 2,750 km north-west of Perth — a turquoise lagoon, 26 coral islands, and a genuinely unique, remote-community lifestyle.
We are seeking a capable, hands-on couple to job share the caretaker/manager position across several private properties – The Breakers, Beachcombers and a House. Each property offers a distinct experience, from boutique bungalows to a modern four-bedroom beachfront home.
The Position:
This is a live-in, job-share position on an initial 12-month term (extendable). You'll be the on-island point people for our guests, cleaners, and contractors, working closely with off-island managers. You're practical, proactive, and equally comfortable welcoming guests as you are rolling up your sleeves for hands-on maintenance all in a day's work. The successful couple will be required to begin work from the beginning of May 2026.
Proof of eligibility to work in Australia and an Australian Tax File Number is essential.
The remuneration package is based on Cocos and the Hospitality Industry Award Clause 27.2(a). Conditions apply to the couple employed as Managerial Staff who are paid a salary of 25% in excess of the minimum annual salary rate paid as a monthly salary plus superannuation. The successful couple will have the right attitude and skills to deliver a great experience to our guests and will have a hands-on approach to the entire operation.
You will be a very valuable part of our team, responsible to off-island managers and for on-island cleaners, contractors, and of course, our guests.
As caretakers, you will oversee guest stays and the upkeep of each property.
· Your primary focus, covering guest services, operations, emails, phone correspondence, cleaning, maintenance, and gardens.
The position requires the successful applicants to be physically fit, with high standards of personal presentation and customer service skills, and able to enjoy life in a small, remote, and friendly island community.
You will need to be experienced in:
· Office work, computer skills, emails, bookings, invoicing, payments, banking, records, and reports.
· Stock requisitions and management.
· Maintaining and enforcing safety management procedures, including training and reporting as required.
· Preventative and general maintenance of timber-framed buildings, fittings, appliances, equipment, and services.
· Landscaping, garden care, pathways, and lighting.
· Painting and presentation upkeep.
· Periodic "spring cleans" to all facilities to maintain a high-quality fit-for-service condition.
· Room preparation for cleaners and laundry duties to maintain linen standards.
· Coordinating and supervising contract cleaners to ensure high-quality standards, with a willingness to assist in room cleaning when required.
Generally, you will need to be:
· Efficient, with the ability to multi-task and work well under pressure.
· Able to work unsupervised in a remote location.
· Flexible and adaptable to work in all areas as required.
· Organised, multi-skilled, and reliable.
· A team player, willing to assist others as needed.
· Focused on providing a first-class customer experience.
To be considered for this role you should have:
· Proven experience in a similar role.
· Good communication, interpersonal, and time management skills.
· Computer literacy and experience with accommodation systems.
· Efficient work practices and training methods.
· The ability to remain calm under pressure.
· A willingness and confidence to use initiative and solve problems.
· A friendly and approachable personality.
· A current Australian driver's licence.
Additional Benefits and Perks:
The couple shall be provided with rent-free accommodation (inclusive of power, water, and internet).
A telephone is provided rent-free, but personal call charges are not included.
The accommodation includes a second bedroom for guests (maximum of 2 at any one time) free of charge. Any additional guests must be charged at standard rates unless otherwise agreed in writing.
Use of a private vehicle is included, with care and maintenance expected.
Use of a boat may be permitted, subject to agreement and reasonable care and responsibility.
