Current Project – LAYA Residences

LAYA Residences is a DA-approved development comprising 88 Mediterranean-inspired luxury terrace homes in Taigum, North Brisbane. Designed by MAS Architects, the project features resort-style amenities including a pool, sauna, steam room, and gym.

The project is currently under construction, with civil works commenced, and practical completion targeted for Q1 2027.

In addition to LAYA, TRK is actively progressing two major luxury multi-residential apartment developments, which will be a core focus of this role.

The Opportunity

We are seeking an experienced Development Manager to work closely with the Director and TRK's internal Tier 1 construction arm, supporting planning, feasibility, approvals, and delivery across current and future projects.

This is a hands-on, client-side role in a boutique but high-calibre environment, offering genuine influence over outcomes—particularly across luxury apartment developments.

Key Responsibilities

* Manage and coordinate consultant teams including architects, engineers, town planners, and sales agents
* Lead DA processes for multi-residential apartment projects, including council liaison and RFIs
* Prepare, run, and update development feasibilities, cash flow models, and finance forecasts (estateMaster)
* Support project structuring and funding stack analysis
* Work closely with construction, sales, and marketing teams to align delivery strategy
* Identify risks, opportunities, and value optimisation across the development lifecycle

Requirements

Essential

* Minimum 5+ years' experience in Development Management (client-side)
* Experience working with a Tier 1 & 2 (or equivalent) property developer
* Strong background in multi-residential apartment developments
* Demonstrated experience running feasibility and cash flow models (estateMaster preferred)
* Solid understanding of Queensland planning and approval processes
* Strong commercial judgment and stakeholder management skills

Highly Regarded

* Experience delivering mid- to high-rise luxury apartments (15–40 storeys)
* Exposure to design-led or architecturally focused projects
* Experience operating within a vertically integrated developer–builder model
