The Role

The Commercial & Acquisitions Property Manager is responsible for managing the performance of SKJ Property’s diverse portfolio while driving strategic growth through acquisitions and development opportunities. This dual role requires a balance of operational excellence, financial oversight, and commercial acumen, ensuring properties are well-managed, risks are mitigated, and new investments are seamlessly integrated into the portfolio.

Key Responsibilities

Property Management

- Monitor and analyse portfolio performance to ensure assets are meeting strategic and financial objectives.
- Prepare and review valuation documentation to support portfolio assessments.
- Identify and implement value-add opportunities to enhance asset performance and long-term growth.
- Oversee all maintenance management, ensuring properties are maintained to a high standard.
- Engage and manage contractors, ensuring quality and cost control.
- Review and approve contractor and supplier quotes.
- Manage and budget property service agreements to ensure operational efficiency.
- Prepare annual property budgets and communicate financial updates to tenants.
- Review and finalise budgeting for audits, ensuring compliance and accuracy.
- Conduct annual rent reviews and prepare recommendations for lease adjustments.
- Monitor and manage rental arrears, ensuring timely resolution.
- Drive property performance optimisation initiatives to maximise returns.
- Manage the asset disposition process, including preparation and execution of sale strategies.
- Ensure accurate reporting, compliance, and risk management across the portfolio.
- Manage leasing processes, including negotiations, renewals, and exercising of options.
- Conduct regular site visits and assessments to monitor property condition and compliance.
- Act as the primary security contact, overseeing property safety and security measures.

Acquisitions

- Conduct detailed property research and assessment to identify suitable acquisition opportunities.
- Carry out thorough due diligence, including financial, legal, and compliance reviews.
- Manage contracts and negotiations, ensuring favourable terms for the business.
- Prepare and analyse financial models to assess investment viability and return on investment.
- Undertake tenant due diligence, reviewing lease structures and income security.
- Prepare and evaluate development feasibility studies, including cost, design, and yield analysis.
- Coordinate service connections and service agreements for newly acquired assets.
- Oversee initial maintenance requirements following acquisition to ensure operational readiness.
- Manage the onboarding of tenants into newly acquired properties, including lease execution and service setup.

Qualifications & Requirements

- Minimum of 3 years' experience in Commercial and/or Industrial Property Management.
- QLD Certificate of Registration or Real Estate License.
- Strong communication skills both written and verbal.
- Strong stakeholder management skills and the ability to drive solutions and problem-solving.
- Tertiary qualifications in a property-related discipline desirable.
- Excellent computer skills, with experience in re-leased and Xero.
- Demonstrated ability to prioritise work and operate at a high cadence.
- Budget reconciliation and trust accounting exposure (highly advantageous).
- Current driver's license and a reliable vehicle.
- Salary package: Generous; includes a car allowance and daily lunch plus barista-made coffees.
