The Role
As a Part-Time Property Manager at Milk Chocolate, you will be responsible for the day-to-day management of a growing portfolio of residential properties located primarily in Canberra and its surrounding areas (currently comprising 34 properties). The role will also manage the Adelaide portfolio (presently comprising 17 properties). For the Adelaide portfolio, you will be the primary point of contact for tenants and owners; however, all open homes and inspections will be conducted by our long-standing contractor. Whilst you will need to hold an ACT licence, Milk Chocolate will pay for your SA mutual recognition.
This is a completely remote, part-time position (25 hours per week / 5 hours per day) — providing genuine flexibility to balance your professional responsibilities with your personal lifestyle. You'll enjoy the autonomy to structure your day effectively while remaining fully supported by our Sydney-based HQ and wider Property Management team.
This role plays a crucial part in delivering a best-in-class experience to our landlords and tenants while supporting the strategic vision of the Head of Property Management.
You'll be the on-the-ground expert in Canberra, working closely with our Sydney-based HQ to ensure consistency, compliance, and care across every touchpoint of the tenancy lifecycle. What This Looks Like In Practice
You will:
* Manage a portfolio of residential properties across ACT and SA
* Be the main point of contact for tenants and owners, handling enquiries and issues with professionalism and efficiency
* Coordinate inspections (open homes, routine, ingoing and outgoing) using Inspection Express & Inspect Real Estate in the ACT
* Oversee maintenance requests and liaise with contractors, our Projects and Maintenance team
* Conduct lease renewals, manage rent reviews and ensure minimal vacancy rates
* Maintain accurate records and compliance documentation in PropertyMe
* Handle arrears management, routine reporting, and tenancy breaches
* Assist with the onboarding of new landlords and tenants
* Contribute insights to improve property performance and tenant retention
* Prepare documents and attend Tribunal hearings
* Represent Milk Chocolate's brand and values in all interactions
Skills & Qualifications
* Current ACT Real Estate Registration
* Minimum 2–4 years experience in property management (ACT and SA experience highly regarded)
* Strong communication and relationship management skills
* High level of organisation, independence, and follow-through
* Proficiency in PropertyMe, Inspect Real Estate, Inspection Express, Tapi and Google Workspace
* Confidence in managing multiple priorities with competing deadlines
* An understanding of ACT residential tenancy legislation
* A collaborative mindset – you'll be part of a national team
* A current driver's licence and a reliable vehicle
