Civil Construction Area Manager | Major Community Development Projects
Client-side civil leadership | Multi-site subdivision and development projects
Accountable for the Southern Region - NSW / VIC portfolio | Office location - Gold Coast.
Travel required across multiple project sites
$200K - $225K base + super + vehicle
A privately owned and growing property development group is seeking an experienced Civil Construction Area Manager to oversee civil infrastructure delivery across multiple active development sites throughout its Southern Region.
Based in the Gold Coast office, this role will require regular travel across a portfolio of approximately seven major development sites across NSW and Victoria, with a combined project portfolio of up to $100 million+.
This is a senior client-side leadership role for a practical, commercially switched-on civil construction professional who knows how to drive outcomes across multiple sites, challenge the detail, hold contractors accountable and ensure civil works are delivered safely, efficiently and to a high standard.
This is not a role for someone who wants to sit behind a desk and simply receive updates. We are looking for someone who is visible, hands‐on, technically sharp and confident enough to get across the detail — from design review and value engineering through to construction delivery, quality, programme, cost and risk.
You will need strong practical construction knowledge, the confidence to lead firm but fair conversations, and the commercial judgement to manage contractors, consultants, internal stakeholders and customer relationships without losing momentum.
What you'll be doing
* Oversee civil contractors across multiple development sites across NSW and Victoria
* Manage a regional civil works portfolio of approximately $100 million+
* Travel regularly across project sites to monitor progress, standards and delivery performance
* Review civil designs and identify value engineering opportunities
* Challenge construction methodology where required and drive smarter delivery outcomes
* Manage programme, cost, quality, safety and contractor performance
* Hold consultants and contractors accountable to agreed outcomes
* Identify risks early and drive practical, commercially sensible solutions
* Support internal project teams with technical and commercial input
* Manage key stakeholder and customer relationships
* Ensure civil works align with regulatory requirements, project expectations and internal standards
* Provide clear reporting and advice to senior leadership on project risk, progress and performance
What you'll bring
* Significant civil construction experience across contractor and/or client-side environments
* Previous experience delivering or managing large urban subdivisions, land development or community infrastructure projects
* Strong practical knowledge across earthworks, roadworks, drainage, services, pavements and civil infrastructure
* A hands‐on, site-aware approach to construction delivery
* Strong commercial awareness and the ability to protect programme, cost and quality outcomes
* Confidence managing civil contractors, consultants, internal teams and external stakeholders
* Strong negotiation skills and the ability to manage relationships without avoiding difficult conversations
* The ability to challenge designs, decisions and delivery approaches constructively
* Strong communication skills and a calm, solutions-focused leadership style
* The discipline to work independently without needing to be micromanaged
* A willingness to travel regularly across NSW and Victoria project sites
* A strong sense of ownership, accountability and follow-through
Why this role stands out
This is an opportunity to step into a genuine client-side leadership role with a well‐established development business that continues to grow and invest in its project pipeline.
The business has a strong internal delivery model, giving civil leaders the chance to influence outcomes early — not just react once construction is already underway. You'll have visibility across multiple projects, access to decision-makers and the ability to make a genuine impact on programme, cost, quality and delivery strategy.
This role offers a high level of trust and autonomy. You won't be micromanaged, but you will be expected to lead, influence, solve problems and deliver results.
For the right person, this is a role where your civil expertise will be valued, your judgement will be trusted and your ability to drive better outcomes will be seen across the region.
The right fit
This role will suit a senior civil construction professional, Project Manager, Construction Manager, Civil Manager or experienced Area Manager who enjoys being close to the work, solving problems early and leading with accountability.
You may come from a civil contractor background and be looking to step into a client-side role where your delivery experience can influence multiple projects. Or you may already be operating client-side and looking for a business with stronger growth, greater autonomy and a more substantial long-term pathway.
You will need to be confident in managing large-scale urban subdivision or development projects and comfortable operating across multiple sites rather than focusing on one project at a time.
This is a role for someone who can build relationships, master negotiations, challenge contractors when required and still maintain productive working partnerships.
