Business Development Manager

Offer description

Ninedots is an independent advisory business supporting clients through the full lifecycle of their new home build. Headquartered in Geelong and preparing to establish a US presence, the business supports clients across the full journey—from land acquisition and builder selection through to quoting, contract review, and construction oversight.

Known for its hands-on approach, trusted advocacy model, and consistent demand, Ninedots operates at the intersection of project management, client care, and strategic negotiation. The organisation combines regional agility with well-developed systems, offering an experience that is personal, responsive, and commercially sharp.

With the Directors (Managing Director and Head of Construction Management / Building Inspector) planning to spend 12 months in the United States from late 2025 to expand operations, a newly created opportunity has emerged for a capable operator to step into a key leadership role overseeing the Geelong client portfolio.

The Job

Start fresh in the new financial year—this leadership role kicks off in July 2025 with a structured handover and clear scope for growth.

This is a pivotal opportunity to take on a leadership role within a high-touch, client-led environment, supported by robust systems, longstanding builder relationships, and a full, diverse pipeline of engaged clients.

Commencing in July, the successful candidate will work closely with the current Director and Building Inspector for a six-month transition period, embedding into operations, establishing rapport with clients and partners, and becoming fluent in the systems and pace of the business. From early 2026, the role will step into full oversight of local operations, with remote support from the executive team across strategy, infrastructure, and key decision-making.

Ninedots is surrounded by a reliable and well-integrated network of trusted professionals across finance, conveyancing, HR, marketing, and business advisory. While this is a largely autonomous role, support systems are in place and the structure has been deliberately designed to set the new appointee up for success, not isolation.

Clients come to Ninedots ready to go—with intent, budget, and timelines in hand. The role centres on translating that intent into aligned action : matching the right builder, negotiating inclusions, reviewing contracts, and overseeing the build experience from first brief to final handover.

A new Building Inspector will be appointed to support delivery in due course, allowing the incoming Building Consultant / BDM to focus on client strategy, communication, and business oversight. When the Directors return from the United States, the intention is to retain and further elevate this position. Future pathways including promotion, senior leadership, profit share, or franchise alignment will remain open for discussion and shaped based on performance and mutual direction.

Benefits On Offer

85K base salary plus performance-based incentives

Monday to Friday only—no weekend work

Structured handover and support from July to December

Long-term pathway to business alignment, profit share, or franchise ownership

Full CRM and comms access, with external marketing and HR support already in place

Professional office environment in North Geelong

Culture Snapshot

Ninedots is a values-led business with a clear sense of purpose. It's a workplace for people who take ownership, deliver with care, and see the bigger picture. The working rhythm is fast but deliberate, supported by strong systems and trusted relationships.

There's room here for the right person to contribute meaningfully—not just to daily operations, but to the evolution of the business. Autonomy is respected, initiative is rewarded, and those with a growth mindset will find genuine pathways to shape their role over time.

Skills Required

This role requires a mix of residential construction insight, commercial judgement, and emotional intelligence. Ideal candidates may come from project home sales, builder-side operations, client advisory, or contract administration.

The successful candidate will demonstrate :

Strong knowledge of build quotes, contracts, inclusions, and timelines

Clear, confident communication with clients, builders, and professional partners

Commercial judgement with the ability to scope and compare builder offerings

A calm, practical mindset—particularly when supporting clients through complex decisions

The ability to prioritise, self-manage, and keep momentum moving without close oversight

Familiarity with CRM platforms, construction documentation, and digital comms tools

Experience in the new home build space is strongly preferred. Broader experience in residential property or construction project coordination will also be considered.
