The Job:
Against that backdrop, an opportunity has opened for an experienced Residential Sales Agent to join Gartland’s high-performing and well-supported residential team. This is not a role built on simply moving from listing to settlement and repeating the cycle. This is a role for someone who wants to build genuine presence in the market, without the internal friction that so often slows it down.

While the day-to-day will be familiar, working with sellers and buyers, running campaigns end to end, managing inspections and open homes, fielding enquiries and guiding clients through one of the most commercially and emotionally significant decisions they will make, the structure around you will remove a number of the usual handbrakes. This is not a model where multiple agents are circling the same opportunities, nor one where you are confined to a tightly controlled patch or expected to hand over listings once they reach a certain price point or level of commercial interest.

You will step into a core area that is currently unassigned, giving you a genuine opportunity to build it out as your own, without needing to carve it away from someone else or defend it internally. From there, the model will support extending that presence into additional areas as your results grow, allowing you to broaden your footprint and stack outcomes across multiple pockets, rather than watching parts of your pipeline fall away as they strengthen.

A number of established areas across the Geelong region are currently open, each with existing brand presence, past sales activity and crossover, creating a stronger starting point from day one, including Armstrong Creek and Mount Duneed, Belmont and Highton, Bell Park and Bell Post Hill extending through North Geelong and Lovely Banks, and the coastal corridor spanning Torquay through to Ocean Grove.

For agents who have felt the drag of competing internally for the same listings, working within structures that fragment opportunity, or seeing their pipeline diluted as it grows, Gartland offers a materially different way to build a sales business.

Skills Required:
To succeed in this role, you will bring confidence in residential sales, strong relationship management capability and the commercial drive to build momentum in a competitive market.

You will also require:

• At least 12 months’ experience in residential real estate
• A current Agent’s Representative Certificate or Certificate IV in Real Estate Practice
• Strong written and verbal communication skills
• A sound understanding of residential property trends
• Proven ability to build relationships, manage client expectations and navigate complex sales processes
• Resilience, initiative and the ability to work independently and confidently
• Excellent organisation, attention to detail and a genuine desire to build a long-term career in the industry
• Availability for Saturday work, with some evening flexibility required for inspections and client meetings
