Full Job Description
Primary Purpose: The purpose of this role is to support the State Building Manager in leading, managing, developing, and inspiring a team of Site Managers to exceed their short and long term construction objectives.
Key aspects of focus are : HSE, Workflow/Scheduling (short and long term), Time Management / Diary, Set-up, Quality Assurance, Customer Service, Technical Knowledge, Trade Management, Cost Management (ETS), Administration, Communication, Presentation on site, Approach to site, Problem solving, Clickhome usage.
Coaching and Team Leadership
* Conduct weekly construction meetings in conjunction with the Building Manager to engage the team, be transparent and clear on company construction objectives, highlight trending issues and drive consistency.
* Hold weekly one-on-one work in progress sessions with Site Managers and measure their performance against company set KPIs.
* Implement training and development plans for all staff, relating to individual skills and experience and key focus areas.
Construction Supervision
* Ensure all project builds under Construction are being managed effectively to deliver a maximum efficiency outcome without compromising HSE, Quality, and Customer Satisfaction.
* Support the Site Managers to deliver set claims targets, PCI’s, and settlements for each month.
* Monitor and reduce ETS expenditure and occurrences, including by working closely with individuals where repetitive issues are identified.
* Support team with trade engagement, allocation and management of trade base.
* Manage team to ensure the Clickhome system is being used correctly and accurately.
* Ensure team maintains their professional outlook with regard to uniform company vehicles and equipment.
* Coach and lead team to maintain safe working practices.
Time and Quality Adherence
* Support team to deliver maximum efficiency outcomes on site in line with set company objectives.
* Coach the team to manage quality across the whole build not just at mandatory checks or end of the build.
* Swiftly manage supplier and/or trade issues that jeopardise the progress of successful outcomes on any build and escalate to the Building Manager where appropriate.
* Support the team to meet company standards of completing single storey dwellings in 30 weeks or less and double storey dwellings in 36 weeks or less.
* Complete quality assurance inspections as prescribed in Click.
* Ensure Site Managers are following the independent external inspection process to drive quality and consistency, and continual improvement.
* Drive external inspection score averages for individual Site Managers to 97 and above and set development plans for quality objectives where required.
Communication
* Be the first port of call for development partner/customer escalation issues.
* Lead and encourage team to proactively engage and communicate with customers across the whole construction cycle where appropriate.
* Ensure minimum fortnightly updates are met, and that photos and notes are regularly updated in Click for the customer portal.
* Escalate development partner/customer issues to State Building Manager in a timely manner where appropriate.
Judgment and Decision Making
* Apply sound judgement, problem solving and decision-making skills to identify and resolve problems throughout the construction process.
* Make recommendations to the Building Manager with regard to construction issues as required.
Technical Support
* Check and review files to Site Managers to ensure accurate and feedback quality issues to Operations to rectify and eliminate recurrences.
* Support team to solve technical matters on-site and pre-site.
Typical qualifications and personal qualities required
* Extensive experience in construction and supervision of residential construction projects.
* Experience in the coordination and management of trades and contractors.
* Tertiary qualification in building and construction or similar discipline.
* Developed knowledge of operational performance and capacity of various items of construction.
* Well-developed written and verbal communication skills.
* Advanced analytical and investigative skills.
* Well-developed skills in project costing and scheduling techniques.
* Strong written and verbal communication skills.
* Demonstrated aptitude for management and leadership.
* Technical aptitude.
* White card & current and valid driver’s license.
