The Head of Property Development provides strategic leadership to unlock the potential of Adelaide and Parafield Airports’ land banks, shaping precinct plans and driving initiatives that align with AAL’s Accelerate Property Strategic Pillar and delivers long-term value for shareholders. This role champions innovation, entrepreneurialism, collaboration and strong stakeholder engagement to position AAL as a leading property developer.
This senior role is accountable for identifying, securing, and delivering development and leasing opportunities from concept through to completion. Working closely with internal teams and external partners, the Head of Property Development ensures projects optimise capital expenditure, revenue generation and timing that strengthen AAL’s property portfolio and support organisational growth.
* Identification, preparation and implementation of development strategies that are underpinned by detailed feasibility analysis and detailed work plans and in line with AAL’s Accelerate Property Strategic Pillar;
* Proactively manage the commercial, legal and financial aspects of multiple projects at varying stages of their development cycle;
* Work with multi-disciplinary teams of consultants and AAL internal resources to ensure the successful delivery of each project in line with AAL delegated approvals and the Accelerate Property Strategic Pillar;
* Work with the Financial Analyst – Property Development to create and manage project feasibilities - single stage, multi stages, JV models and all components of financial model;
* Identify and manage risks and opportunities to optimise outcomes;
* Responsible for the delivery of the Development Management initiatives associated with the Accelerate Property Strategic Pillar;
* Working alongside the Commercial and Stakeholder Relationship Manager and external consultants, develop and implement appropriate marketing strategies to maximise awareness of the airport development opportunities. Overall responsibility for the production of all property marketing material including the refresh of the AAL Property Website and content;
* Represent AAL and proactively build and manage interactions with all forms of government, developers, agents, tenants and other significant property participants to maximise the potential of securing property development and leasing outcomes at both airports and gather, monitor and interpret property market trends, including liaison with relevant group(s) e.g. Property Council of Australia, Australian Property Institute, Real Estate Institute etc;
* Provide input into property related aspects including Land Use for future Adelaide and Parafield Airport Master Plans and ensure property development strategies align with current Airport Master Plans;
* Preparation of detailed, quality reports and decision papers for presentation to, and consideration by, AAL’s delegated authorities including Managing Director, Property People and Culture Committee and AAL Board and / or Shareholders as appropriate;
* Support EGM Property with the development of the annual Property Team Business Unit Strategy and deliver allocated initiatives;
* Provide clear direction, coaching, and mentoring to the Development Manager and foster collaboration with the Commercial and Stakeholder Relations Manager and Financial Analyst – Property Development to ensure high performance and professional growth;
* Promote AAL’s values and create an inclusive, high-performing team environment that encourages innovation, accountability, and continuous improvement;
* Set clear objectives, monitor progress, and provide regular feedback to direct reports; manage performance issues promptly and constructively;
* Actively collaborate with other business units to align property development initiatives with broader organisational strategies and priorities;
* Represent Property on, and actively participate in, AAL’s Senior Leadership Team (SLT);

QUALIFICATIONS
Essential
* Tertiary qualifications in Real Estate / Land Economics / Property / Construction Management / Architecture or related fields;
Desirable
* Registered Land Agent or equivalent
EXPERIENCE
Essential
* Minimum 10+ years’ experience in a commercial Property Development role;
* Demonstrated commercial / legal / financial acumen;
* Experience in leading, managing and co-ordination of consultants and direct reports;
* Extensive knowledge of property leasing and sales marketing for major national / international property groups;
* Detailed knowledge of property and construction legal issues, particularly relevant to leases, (State Legislation) Contract Law, etc;
* Comprehensive understanding of financial modelling and preparation of detailed project Feasibilities Analyses;
* Proven track record in Project Leasing and Property Development;
* Strong understanding of the procurement, planning and tendering processes.

* In depth understanding and experience in town planning, development approvals and compliance;
