In this role, you'll:
Support the identification, planning and delivery of a range of property development opportunities to achieve better outcomes for communities, transport customers and stakeholders.
This role sits within the Property Development and Divestment sub-branch, which works across the Transport property portfolio of Transport for NSW and the Transport Asset Manager (TAM). The sub-branch is responsible for helping identify, assess, repurpose, develop, transfer and divest property to support transport outcomes, housing and place outcomes, commercial performance, and broader public value.
The role contributes across the property development lifecycle, including opportunity identification, strategic assessment, feasibility, business case inputs, planning and approvals, transaction readiness, delivery coordination, and benefits realisation. It also supports the effective operation of the branch through strong project coordination, analysis, reporting, governance and stakeholder management.
In this role you will:
• support the identification and delivery of property development opportunities across the Transport property portfolio, with a focus on achieving commercial, customer, community and place outcomes
• assist in the assessment and progression of development opportunities, including the repurposing of residual, surplus and under-utilised property
• contribute across the full property development lifecycle, from early opportunity assessment and feasibility through to planning, approvals, transaction readiness, delivery coordination and outcome realisation
• prepare and coordinate project documentation, analysis, briefings, reporting and recommendations to support decision-making and project progression
• undertake research across political, legislative, economic, social, technological and industry trends, and translate insights into practical advice that informs development opportunities and planning decisions
• support business planning, portfolio prioritisation and performance monitoring through accurate data, reporting and analysis
• coordinate inputs from internal teams, technical specialists and external advisers to help progress development opportunities in a complex stakeholder environment
• support the implementation of consistent processes, governance and operational practices across the branch
• build productive working relationships with internal stakeholders, delivery partners and other government agencies to support timely and practical outcomes.

About you
You are a capable property professional with experience in property development, strategic planning, portfolio analysis or a related commercial environment.
You understand how development opportunities move from concept to delivery and are comfortable working across analysis, coordination, governance and implementation. You can interpret policy, market and project information and apply it in a practical way to support sound property decisions and outcomes.
You are organised, responsive and able to manage competing priorities across multiple projects. You bring a disciplined and collaborative approach to your work and are comfortable working in a complex environment with a broad range of stakeholders.
You build strong and respectful working relationships and communicate clearly with colleagues, consultants, government agencies and other delivery partners. You contribute positively to team culture, support knowledge sharing, and demonstrate behaviours consistent with Transport's values.
This role will suit someone who is motivated by delivering practical outcomes and creating long-term public value through better use of government property. You will bring sound judgement, commercial awareness and a strong delivery focus to support development opportunities across the portfolio.
The ideal candidate will demonstrate:
• experience in property development, urban development, property strategy, transactions, portfolio management or a related field
• sound strategic, commercial and analytical capability
• experience working across project or asset lifecycles, ideally including feasibility, planning, approvals, delivery and transaction interfaces
• strong stakeholder engagement skills, including the ability to work effectively across government, industry and internal business units
• experience using data, reporting and analysis to support planning, prioritisation and performance improvement
• the ability to coordinate multiple workstreams and contribute to consistent project and governance outcomes
• sound judgement, resilience and the ability to work effectively in a complex and evolving environment.
