The Business:
GURNER Group is entering a significant phase of growth, expanding its footprint across property, hospitality, wellness and branded residences. To support this next chapter, we're appointing a Senior Marketing Manager to build and drive the marketing strategy with a focus on lead generation and conversion for the Build To Rent, Residences and Wellness portfolios.
The Opportunity:
This role will play a critical part in supporting lease-up and sales objectives, strengthening premium and luxury brand positioning, and optimising digital and offline performance across key marketing channels. Working closely with the GM Leasing and CEO – Wellness, Hotels, BTR and Hospitality, this role will manage the marketing budget, oversee campaign performance, and provide regular reporting on lead quality, conversion rates, and ROI. The ideal candidate brings experience from residential property, agency, Built To Rent, or hospitality sectors and demonstrates strong commercial acumen and analytical capability.
1. Marketing Strategy & Execution
2. Develop and implement integrated marketing campaigns across digital, social, and traditional channels to generate qualified leads and drive conversion.
3. Ensure all campaigns are aligned with brand positioning and business objectives across BTR, Residences, and Wellness.
4. Partner with internal teams and external agencies to deliver engaging and consistent messaging.
5. Manage the creation and optimisation of marketing collateral, listings, and digital assets.
6. Lead Generation & Performance Marketing
7. Develop and execute paid media and organic strategies using platforms such as REA, Domain, Google Ads, Meta, and LinkedIn.
8. Implement data-driven marketing tactics to improve lead quality, nurture engagement, and drive conversion across multiple funnel stages.
9. Manage performance tracking and attribution, ensuring transparency and measurable impact on leasing and sales targets.
10. Budget & Reporting
11. Manage and monitor the marketing budget, ensuring effective allocation of resources across channels and campaigns.
12. Produce monthly and quarterly reports detailing lead performance, campaign ROI, cost per lead, and conversion metrics.
13. Provide strategic insights and recommendations based on campaign data and market trends.
14. Stakeholder Management
15. Work closely with the GM Leasing, on-site teams, and project managers to ensure alignment of marketing activity with operational goals.
16. Collaborate with internal and external creative, PR, and media partners to execute campaigns effectively.
17. Provide clear communication and reporting to senior stakeholders across multiple business units.
18. Brand & Market Insights
19. Maintain a strong understanding of the luxury property and lifestyle markets, ensuring all marketing activity reflects a premium brand experience consistent with the company's positioning across Build to Rent, Residences, and Wellness.
20. Contribute to the continuous improvement of brand identity, customer experience, and value proposition.
Key Requirements:
* 5+ years' marketing experience in residential property, agency or hospitality sectors
* Proven track record in lead generation, digital marketing, and conversion optimisation
* Depth of experience in CRM, ecommerce, performance marketing etc.
* Data-driven, curious and passionate about the luxury customer experience and wellness environment
* Strong analytical reporting and budget management skills
* Excellent communication, stakeholder engagement, and project management skills
* Willingness to be hands on and drive from the ground up as the team evolves
* Strong commercial acumen
* Experience in multi-site or mixed-use developments ideally
* Familiarity with residential leasing and sales processes ideally
