About CBRE
CBRE is the world's leading and largest commercial real estate services and investment firm, servicing more than 90% of the Fortune 100. Through our Global Workplace Solutions (GWS) business, we deliver integrated facilities and workplace services that create exceptional outcomes for our clients and people.
About the Role
CBRE is delivering land asset management services for the client's growing APAC data centre land portfolio, covering sites from acquisition through to construction handover. The Asset Manager is the primary delivery resource within their metro cluster, responsible for ensuring all assigned land parcels are maintained in a safe, compliant, and presentable condition.
The role is field‐based. The majority of working time is spent on site conducting inspections, overseeing contractor activities, managing compliance requirements, and liaising with local authorities and the client's stakeholders.
The portfolio includes parcels of varying scale and complexity, from compact urban sites to large industrial landholdings exceeding 500,000 sqm. The Asset Manager is expected to manage this diversity of scope within a structured SLA and reporting framework.
Site Management and Compliance
* Conduct weekly comprehensive site inspections across all assigned parcels, documenting conditions, identifying risks, and submitting full reports with photographic evidence each week.
* Respond promptly to emergency notifications and urgent client requests, and ensure a qualified resource attends site without delay.
* Ensure all sites remain secure, visually presentable, and compliant with local environmental, safety, and land use regulations at all times.
* Engage with local Authorities Having Jurisdiction (AHJ) to obtain all required permits and approvals prior to works commencing.
* Monitor for and promptly address risks including vandalism, trespassing, erosion, illegal dumping, and stormwater management issues.
* Ensure perimeter fencing is maintained in good condition and conduct additional inspections following major weather events.
* Coordinate regular drone aerial photography of assigned parcels as directed, obtaining all required aviation permits and uploading records to SharePoint.
Maintenance and Contractor Management
* Plan, schedule, and coordinate all routine maintenance activities — mowing and weed control, pest control, drainage management, and debris removal — in accordance with the agreed maintenance regime for each site.
* Ensure maintenance tasks are completed promptly and to the agreed schedule for each site.
* Run competitive RFP processes, securing multiple qualified quotes per engagement, and manage contractor award and mobilisation within the agreed programme.
* Manage contractor performance on site, verifying all works are carried out safely, to standard, and in line with approved MSRAs.
* Maintain and communicate updated contractor site access lists to client Security weekly, ensuring only inducted and EHS‐compliant contractors are included.
* Respond promptly to security call‐outs involving site damage or vandalism and act to secure the site.
EHS and High‐Risk Activities
* Ensure all site activities are carried out in full compliance with Client's Global EHS Policy, HRA Management Safety Performance Specifications, and applicable local EHS legislation.
* Coordinate with EHS personnel on all high‐risk activities — excavation, lifting, confined space entry, hot works — and confirm dedicated site supervision is in place before work commences.
* Oversee timely submission of site‐specific EHS Plans, Inductions, and MSRAs at commencement of any new site.
* Ensure all contractors hold current insurance, licences, and EHS documentation for all personnel on site.
* Record and report all incidents, near misses, and hazards to client promptly; report serious incidents immediately.
Reporting and Financial Management
* Submit weekly site inspection reports and SLA performance reports in line with the agreed reporting schedule.
* Submit monthly performance, risk, compliance, and EHS reports in line with the agreed reporting schedule.
* Contribute to quarterly financial reporting in line with client's financial calendar.
* Manage site budgets, submit invoices on a monthly basis, and maintain financial performance within the agreed budget and cash flow targets.
* Maintain a live risk register with documented mitigation strategies, deadlines, and outcomes for each site.
* Maintain all EHS and site management documentation within the client's SharePoint folder structure.
Stakeholder Communication and Community Affairs
* Respond to stakeholder inquiries promptly and professionally, in line with agreed response targets.
* Collaborate with the client's stakeholders to define and agree site scope promptly following initial site inspection, issuing a signed SOW scope document.
* Act as the first point of contact for community inquiries and complaints related to assigned sites, managing issues professionally and escalating to client's Community Affairs team as required.
* Provide advance notification to surrounding residents and stakeholders of disruptive works, subject to client approval with a minimum three‐day review period.
* Ensure the service desk contact details (phone and email) are displayed on all external site signage, and that client is not identified as the landowner in any public‐facing communications.
New Site Onboarding
* Prepare a detailed condition report and dilapidation survey at commencement of services at each new site, and issue a signed site handover certificate promptly upon contract execution.
* Develop a resource plan prior to commencement at new sites, identifying required personnel, equipment, and materials.
* Verify all site boundary survey marks and confirm alignment with local authorities prior to commencing maintenance activities.
What You'll Need:
* Right to live and work permanently in the assigned country.
* Fluency in English — spoken, read, and written — and the ability to communicate in the relevant local language as required.
* Demonstrated experience in land, facilities, or asset management in a field‐based role.
* Proven experience managing contractors across maintenance and compliance programmes.
* Working knowledge of site EHS requirements, safe work practices, and high‐risk activity management.
* Competent in preparing site inspection reports with photographic evidence and maintaining accurate records.
* Able to manage a structured weekly workload independently across multiple sites.
* Comfortable managing stakeholder and community communications professionally.
