About the role
We are seeking an experienced
Property Management Business Development Manager
to join our team at
Coral Sea Property
in Townsville, Queensland. This is a full-time role where you will be responsible for growing our residential property management portfolio through strategic business development activities. The successful candidate will play a key role in expanding our reach and services within the local market.
What you'll be doing
Proactively identify and secure new property management clients through referral networking, cold calling, and targeted marketing campaigns
Build and maintain strong relationships with real estate investors and other key industry stakeholders
Prepare and present professional property management proposals and pitches
Collaborate with the property management team to ensure a seamless onboarding process for new clients
Develop and implement effective business development strategies to achieve ambitious growth targets
Provide regular reporting on pipeline, conversions, and other key performance metrics
What we're looking for
Minimum 3 years' experience in a business development or sales role within the Townsville residential property industry
Proven track record of successfully growing a property management portfolio through proactive business development activities, with quantifiable evidence of past success in a similar role
Excellent communication and presentation skills, with the ability to engage with a range of stakeholders
Strong investor acumen and understanding of the local real estate market
Highly organised with the ability to work autonomously while reporting back to the team leader
Excellent communication and follow-up skills — we expect you to stay on top of your leads and prospects

Base pay:
$75K + super
Commissions:
Calculated using our commission calculator (based on annual management fee income, typically between $100 – $1,000 per property signed up)
Retention benefit:
$250 + GST per property signed up and still under management on 30 June **** (paid via invoice, anticipated value $180,000 + GST)
Growth and personal development:
$750 per month personal discretionary networking/training and marketing budget
Lifestyle:
Work from home at your discretion (minimum one day per week in the office for team presence preferred)
Flexible hours:
Full-time 40 hours per week, with flexibility to work around family schedules and appointments
Access to leads database and CRM
for prospecting
Division of inbound leads
Ability to offer $1,000 free management to referred clients to establish referral relationships or a $500 referral payment to referrers (for full or near-full fee clients)
Full admin support tailored to your specific needs to help you succeed in the role
Expectations / Success / Role
Expected minimum of 10 new managements per month once established
Success in the role is ***** per month
The BDM is expected to establish their own network and referral database
The BDM process concludes at the Form 6 signing, at which point the file is passed to the new owner onboarding team for operational management (allowing the BDM to focus purely on client acquisition)
Activities include networking, referral relationships, prospecting, follow-ups, appraisals, and proposals
