An exciting opportunity exists for a community focused, committed, efficient and courteous live-in Caretaking Manager to look after our master plan community of 160 apartments in the leafy suburb of Yeronga in Brisbane.

With a strong customer focus, our team manages our developments, from site acquisition, through design, construction, sales, and we manage our communities post-construction.
This role is ideal for an affable couple who are adaptable and solutions focused with an empathetic and caring approach to the thriving community they will be a part of, living on site in a modern beautifully built 2 Bed + study apartment.
Key Responsibilities and Duties in this contract role unclude;
- Managing the ongoing care, maintenance of the complex and any remaining building defects in time-efficient manner
- Ensuring all common property areas, building lobbies, lifts, basements are kept clean and presented with impeccable appearance daily
- Handling out of hours emergency matters
- Interacting professionally with all key clients - owners, tenants, contractors and management rights owner
- Ensuring maintenance schedule is up to date; organising quotes for approval by the Body Corporate for maintenance contracts; inc lifts, fire inspections etc
- Coordinating and supervising external contractor works
- Caring for and maintaining gardens, pool and recreational BBQ areas
- Maintaining and running of the onsite community centre (mainly inhouse bookings)
- Mowing lawns and street frontage
- Liaising, communicating with and reporting regularly to the management rights owner in relation to all matters regarding the complex
- Managing Visitor parking and waste management
- Maintaining records for all building management activities
- Liaising with and reporting to Body Corporate Committee
- Monitoring security of the complex
- Undertaking other duties as required
**Please note, this role does not require management of leasing or trust accounts.**
The ideal couple will have proven experience in previous caretaking roles and have a flexible approach to ensure the work is done and issues that arise are dealt with. They will have a general knowledge of apartment facility management and handyman skills to see to minor housekeeping matters as they arise.
This engagement will be on a contract basis, which enables sub-contracting of some activities e.g. cleaning if desired.
