Team / Division Overview
The DWS Alternatives business is a diversified set of business activities with approximately EUR 150bn in assets under management in strategies including Private Real Estate, Private Infrastructure, Private Credit, and Liquid Real Assets (Real Estate/Infrastructure and Commodity Securities). The global team invests on behalf of a global client base that includes governments, corporations, institutional investors, as well as a growing UNHW investor group.
Alternatives Coverage is part of the DWS Client Coverage Division (“CCD”) and are the Alternatives Specialists, the dedicated sales distribution and investor relations group within the CCD for the illiquid alternative asset class offerings structured and launched by the Product Division and managed by the Investment Division. Alternative Coverage/Specialists will work closely with the Product Division, Investment Division, and broader Global CCD, and is a global team based in twelve offices across nine countries.
The illiquid alternative asset class offerings include Real Estate, Infrastructure, and Private Credit. The group works closely with the sales generalists and other specialised teams, such as Insurance Advisory, Private Bank Coverage, Client Relations, and Retail Sales within CCD to ensure the delivery of quality solutions to our clients who want to invest into illiquid alternative.
The primary role of Senior Alternative Specialist based in Sydney will be twofold. One will be to lead capital raise for Australia-based real estate strategies and jointly lead the capital syndication for Asia-Pacific direct real estate deals working together with the real estate investment team, broader alternatives specialists and generalist client coverage professionals. This professional will also collaborate with the European counterparts to support the capital syndication for European direct real estate and infrastructure. There may also be a U.S. direct real estate opportunity The other will be to work closely with various illiquid alternative strategy/product champions within Alternative Specialist and promote the sales distribution of such strategies/products together with generalist client coverage in Australia through frequent client engagements.
Role Details
As a Senior Alternative Specialist based in Sydney, you will:
* Work together with real estate investment team and generalist client coverage professionals in Australia, the APAC Alternative Specialists, Alternative Strategy/Product Champions in global locations, and generalist client coverage professionals in Asia-Pacific and occasionally in other global locations, Product Development professionals, and on some occasions with wider global colleagues. This professional will become the member of the Global Real Estate Specialists, APAC Alternative Specialists and will have a direct reporting line to the Head of Alternative Specialist, APAC, and will have a dotted line reporting to Head of Client Coverage, Australia.
* Lead fundraising efforts for overall alternatives strategies, including real estate, infrastructure and support the distribution of other strategies.
* The key focus will be on APAC real estate, working closely with investment team, Alternative Specialists, and Sales Generalists across APAC. There will be a special focus on fund raising for Australian real estate opportunities and syndicating Asia-Pacific direct real estate. There may be a direct real estate opportunity in Europe and the U.S, and direct infrastructure opportunities in Europe.
* Driving the formulation and maintenance of investment marketing strategies, processes, and materials, participating in interactions with prospective and existing investors and consultants, gathering of market intelligence, participation in internal and external brand-building events, as well as a wide range of ad hoc investor relations processes and activities in Australia.
* Cultivate and help manage business relationships with the institutional investor community and their consultants/advisors, with responsibility for supporting long term relationships with key decision makers. Help identify new investor leads and follow through on prospect.
* Collaborate with team members to develop and maintain fundraising and due diligence materials such as memorandums, pitch books, investors presentations, due diligence questionnaires and other ad hoc correspondence.
* Manage due diligence processes and ensure successful outcomes for Australian investors and investors investing in APAC real assets through syndication initiatives.
* Keep abreast of industry trends and DWS’s performance to provide information updates and trend analysis to clients and colleagues.
* Remain knowledgeable of market and industry trends, competitors, and leading client strategies.
* Represent DWS alternatives at selected industry conferences.
* Collaborating closely with other teams, such as Product Specialists, Product Development, Research, and Investment Managers to convert sales opportunities into AUM flows.
* Managing the onboarding process for investors (working closely with product development and control colleagues).
We are looking for:
* Have 15-20 years of experience in sales or investment capacity in real estate, and ideally with exposure to other illiquid alternative strategies, such as infrastructure and may support the distribution of other strategies
* A solid understanding of real estate investment strategies with an ability to lead on relationships with Australian LPs, with demonstratable knowledge and appreciation of alternative investment strategies and broader asset allocation.
* Proven track record in building relationship with and worked with institutional client community such as pension funds, insurers, endowments, sovereign wealth funds, and asset managers in Australia, and ideally with investors in other Asia-Pacific countries.
* Strong team player with exceptional interpersonal skills, ability to build trust with internal (such as portfolio managers and sales generalists) and external stakeholders, with client-oriented mindset and highly developed verbal and written communication and presentation skills.
* Educated to degree level in a relevant financial field or with relevant industry experience.
