We're seeking a Property Manager or an Assistant Property Manager to join our growing, process-driven team. This is a rare opportunity to step into a role managing a well-structured portfolio of residential properties, fully supported by a collaborative and skilled team.

What You'll Be Doing
* Managing a well-maintained portfolio of residential properties, with the support of:
* A leasing agent to handle open homes
* A dedicated application processing team
* A team assistant managing administration under your direction
* A routine inspection officer for routine inspections
* An account team handling invoices
* Building trusted relationships and delivering a 5-star experience to both landlords and tenants
* Coordinating maintenance and repairs in a cost-effective, practical manner
* Communicating proactively and professionally, resolving complex issues with confidence
* Leading by example and learning from senior team members
* Ensuring compliance with the RTRA Act and internal policies
* Learning how to act as the key decision-maker for your portfolio
* Be guided and mentored with an experienced team member

What We're Looking For
* Ideally minimum 2 years experience as an Assistant Property Manager or Property Manager
* Chinese language speaking is preferred but not essential
* Confident communicator – clear, empathetic, and efficient
* A people person who naturally builds rapport and long-term relationships

* A problem-solver who understands how to maintain homes smartly and economically

* Strong understanding of the RTRA Act and residential tenancy processes

Key Responsibilities:
1. Tenancy Management
2. Manage the lifecycle of tenancies from application, lease signing, renewals, and exits. (with support of course)
3. Review / overview lease renewal workflow.
4. Handle tenant communications professionally and efficiently.
5. Maintenance Coordination
6. Respond to maintenance requests promptly and liaise with approved tradespeople.
7. Ensure urgent repairs are actioned according to RTRA Act timeframes.
8. Track and follow up outstanding work orders.
9. Always find cost effective way to solve maintenance problems
10. Routine Inspections & Entry/Exit Reports
11. Review and finalise entry, routine, and exit condition reports from field agent.
12. Identify maintenance issues and report and resolve them promptly.
13. Maintain inspection schedules and communicate feedback to landlords.
14. Arrears Control
15. Monitor rent payments and follow up rent arrears in accordance with legislation.
16. Issue breach notices when required and escalate serious arrears to tribunal where necessary (under the guidance of a senior team member)
17. Compliance & Risk Management
18. Ensure all leases, bonds, notices, and safety compliance (e.g. smoke alarms) are up to date and legally compliant. (we have workflows)
19. Prepare documentation and attend QCAT hearings if required.
20. Client Relationship Management
21. Build strong, positive relationships with landlords and tenants.
22. Provide clear and timely communication.
23. Proactively resolve complaints or escalate to senior staff if needed.
24. Administrative Duties
25. Maintain accurate records using property management software.
26. Ensure all communications and documentation are saved appropriately.
