Overview
Are you a skilled property management professional looking to advance your career with a global leader in commercial real estate? JLL is seeking a dynamic Property Manager to join our Property Management team in Victoria, responsible for delivering exceptional service across our commercial property portfolio.
You will be responsible for the day-to-day operations, financial performance, and tenant relations for assigned commercial real estate properties. This role includes managing Owners Corporation responsibilities for two commercial properties, demonstrating our commitment to comprehensive multi-asset portfolio management.
Responsibilities
* Financial Management : Prepare and manage annual operating budgets and capital expenditure plans
* Financial Management : Monitor monthly financial performance and provide detailed variance analysis
* Financial Management : Oversee rent collection, accounts receivable, and delinquency management
* Financial Management : Identify cost reduction opportunities and implement efficiency measures
* Financial Management : Prepare comprehensive monthly management reports for ownership
* Tenant Relations & Leasing Support : Maintain exceptional tenant relationships as the primary operational contact
* Tenant Relations & Leasing Support : Coordinate tenant move-ins, move-outs, and space modifications
* Tenant Relations & Leasing Support : Process work orders and service requests promptly
* Tenant Relations & Leasing Support : Support leasing activities and maintain properties to tour-ready standards
* Tenant Relations & Leasing Support : Manage tenant retention initiatives and provide renewal negotiation support
* Tenant Relations & Leasing Support : Administer all licences including car park and storage licences
* Tenant Relations & Leasing Support : Oversee lease assignments and market rent reviews
* Property Operations & Compliance : Conduct regular property inspections and coordinate maintenance activities
* Property Operations & Compliance : Maintain accurate property records and tenant documentation
* Property Operations & Compliance : Ensure insurance compliance and coordinate claims processing
* Property Operations & Compliance : Implement emergency procedures and business continuity plans
* Property Operations & Compliance : Support sustainability initiatives and energy management programmes
What we're looking for
* Licences : Valid Victorian Real Estate Agent's Representative licence
* Skills : Strong analytical and problem-solving abilities
* Organization : Exceptional organisational skills with keen attention to detail
