* Competitive base salary: Up to $120K + Super
* 20% commission structure on top of base
* 45% on Schedule B's (high‐earning portfolio with strong defect exposure)

THE ROLE:
You'll manage a medium‐strata portfolio (approx. 30 buildings / 1600 lots) with a strong focus on defect‐heavy schemes – meaning strong Schedule B earning potential. You'll be the key point of contact across committees, owners, and stakeholders – driving outcomes, solving complex issues, and ensuring compliance is always ahead of the curve.
WHAT YOU'LL BE DOING:
* Managing a diverse and challenging portfolio
* Leading committee meetings, AGMs & stakeholder engagement
* Handling complex strata issues (including defects)
* Ensuring legislative compliance & best practice standards
* Working closely with service providers to drive quality outcomes
* Identifying process improvements and lifting service delivery
WHAT WE'RE LOOKING FOR:
* Minimum 3 years' experience in Strata Management
* Strong understanding of NSW strata legislation
* Confident communicator & natural negotiator
* Problem‐solver who thrives in complexity
* Highly organised with strong attention to detail
* Must hold a Strata Licence
