About the role
This national role is responsible for originating high‑quality real estate credit opportunities across Australia within iPartners' Real Estate division. The team operates within a broader private credit platform experiencing significant AUM growth and backed by strong available capital, providing a dynamic environment with substantial opportunity for expansion and career impact.
The ideal candidate combines strong technical capability with mature stakeholder management skills. The role requires someone who is professional, commercially intuitive, adaptable, and able to operate effectively in a fast‑moving, rapidly evolving environment. A deep understanding of real estate valuation fundamentals, strong market intelligence, and the ability to assess and confidently articulate risk and exit strategies are critical.
You will represent the Real Estate platform nationally, originate and structure transactions, negotiate commercial terms, and collaborate with internal stakeholders to deliver opportunities aligned with fund mandates and risk frameworks.
Key Responsibilities
* Originate real estate debt transactions nationally across land, bridging, construction, subdivision, residual stock and investment lending.
* Build and maintain strong networks with developers, brokers, sponsors and other market participants across major Australian markets.
* Lead transaction analysis and structuring, applying a deep understanding of valuation methodologies, feasibility inputs, comparable evidence and asset fundamentals.
* Assess and manage key deal risks, including valuation, market, feasibility, delivery and exit risks, ensuring alignment with fund parameters.
* Critically evaluate the quality of each opportunity, considering sponsor strength, capital structure, market positioning and security.
* Develop, articulate and validate clear exit strategies, including refinancing pathways, presales, construction milestones or asset sale strategies.
* Negotiate commercial terms including LVR, pricing, covenants, security, conditions precedent and exit positions.
* Prepare transaction summaries, term sheets, due‑diligence documentation and settlement materials.
* Manage a national pipeline and prioritise multiple opportunities concurrently.
* Provide ongoing market intelligence, including insights on valuation movements, sales/rental trends, construction cost changes and sector‑specific dynamics.
* Represent iPartners in the market with professionalism at meetings, events and industry forums.
Skills & Experience
* Minimum five years' experience in real estate debt origination, structured property finance or comparable real estate transaction roles.
* Strong national market understanding and established relationships across developers, sponsors and brokers (or demonstrated ability to build them quickly).
* Strong structuring capability supported by deep valuation knowledge including residual land analysis, income capitalisation, feasibility modelling.
* Demonstrated ability to identify, assess and manage transaction risk, including downside scenario analysis and exit risk evaluation.
* Excellent communication and interpersonal skills with the ability to build trust, navigate complex conversations and influence outcomes.
* Adaptable and resilient, comfortable working in a fast‑moving, high‑growth environment.
* Entrepreneurial mindset with ambition to contribute meaningfully to platform growth.
* Strong written communication and internal presentation skills.
Preferred Attributes
* Experience in non‑bank lending, private credit or development finance.
* Broad understanding of valuation methodologies, property cycles and market behaviours across multiple states.
* Experience within a funds management environment or wholesale investor platform.
* Lead the national origination function within a rapidly expanding private credit platform.
* Influence the strategic direction and growth of iPartners' Real Estate business.
* Operate with high autonomy and visibility, working closely with senior leadership.
