About The Opportunity
The Senior Manager, Assets and Facilities is engaged to ensure modern, comfortable, safe, fit-for-purpose assets, facilities, and maintenance services are available for use, enabling the delivery of high-quality supports that empower people with disability to thrive and live a great life.
As part of the senior management team, the Senior Manager, Assets and Fleet is responsible for managing and overseeing the organisation's major construction projects and assets, including planning, coordinating, and managing acquisition and disposal programs.
Managing a team, the role will ensure the efficient and effective delivery of vehicle fleet management, general maintenance, upkeep, and repairs to ensure operations are efficient, compliant, and safe across multiple sites, aligned with organisational and regulatory standards.
Key Responsibilities
1. Manage planning, procurement, contract, and project management of construction projects, including specialist disability accommodation and other building management, maintenance, and modifications, within agreed time, quality, and cost parameters to ensure continued registration and compliance as a provider.
2. Strategically manage commercial tenancies and vacancies as the delegated landlord, in accordance with legal requirements.
3. Plan and manage residential leases following the Residential Tenancies Act to maximise opportunities and outcomes.
4. Develop, implement, manage, and report on strategic asset maintenance priorities, programs, and schedules, including asset management strategies for buildings and vehicles to ensure quality and performance outcomes.
5. Maintain Carpentaria's reputation for providing high-quality, modern, comfortable, safe, and fit-for-purpose assets and facilities through the delivery of internal and contracted services that value quality and positively impact participant outcomes.
6. Prepare and present plans and forecasts for leased space, operational, maintenance, and equipment requirements, including developing and implementing a housing and facilities management strategy.
7. Manage a team of facility maintenance staff to develop, review, and deliver on a schedule of building and grounds maintenance and projects.
8. Ensure compliance through regular inspections of buildings, assets, facilities, and vehicles to meet WHS and other regulatory and policy requirements.
Selection Criteria
1. Proven senior-level experience in designing and delivering strategic asset management programs.
2. High-level written communication skills, with the ability to prepare business cases, feasibility assessments, and report on project status and outcomes.
3. Strong interpersonal skills for effective communication with stakeholders, negotiation, and influence for organisational outcomes.
4. Demonstrated ability to manage construction projects, including tender scoping, procurement, and contract management.
5. Working knowledge of legislation, including WHS regulations, building services, infrastructure, business codes, and standards.
6. Knowledge of compliance, standards, and statutory requirements related to building and equipment maintenance.
7. Current Ochre Card, Criminal History Check, NDIS Worker Screening Clearance, NDIS Worker Orientation, and NT Driver Licence.
