Lakeland Villas is seeking a reliable, practical and well‐organised Onsite Manager / Caretaker to manage the day‐to‐day presentation, maintenance coordination and common property operations of our residential complex.
This role would suit someone with strong property maintenance experience, good communication skills, and the ability to manage both hands‐on duties and contractor coordination. The successful applicant will work closely with the Body Corporate Committee, Strata Manager, residents, gardeners and external contractors to ensure the complex is maintained to a high standard.
The role includes routine inspections, common area cleaning and presentation, pool and spa oversight, garden and lawn coordination, minor maintenance, security checks, resident communication, WHS record keeping and general administrative support.
Key Responsibilities
The successful applicant will be responsible for:
Body Corporate and Resident Communication
Liaising professionally with the Body Corporate Committee, Strata Manager, owners and residents.
Responding to common property matters in a timely and professional manner.
Maintaining records of correspondence, ongoing work requests, security issues and by‐law matters.
Assisting with owner improvement applications, pet applications, resident notices and common area bookings.
Providing regular updates to the Committee regarding maintenance issues, contractor works and outstanding matters.
Common Property Maintenance and Presentation
Inspecting the complex for damage, graffiti, hazards, maintenance issues and general presentation.
Keeping common areas clean, tidy and safe, including driveways, entrances, car parks, recreational walkways, BBQ areas, community room, toilets, gym, sauna, pool areas and general facilities.
Monitoring resident and visitor parking.
Checking gates, intercoms, common area lighting, drains, fences, retaining walls, signage and water features.
Carrying out minor repairs that do not require a licensed tradesperson.
Gardens, Lawns and Grounds
Maintaining the general appearance of lawns, garden beds, hedges, shrubs and accessible planted areas.
Coordinating with gardeners and contractors for larger garden works, tree pruning, mulching, green waste removal and other specialist grounds maintenance.
Managing weed control, fertilising, litter removal and garden presentation.
Working with lot owners where access is required to rear common area garden spaces.
Pool, Spa, Sauna and Recreational Facilities
Checking pool and spa equipment, filtration, chemical balance, pool fencing, safety signage and general cleanliness.
Liaising with pool contractors where required.
Keeping the pool surrounds, furniture, stairs, handrails and related areas clean and presentable.
Monitoring and cleaning the gym, sauna, BBQ area, toilets and community room according to the required schedule.
Coordinating servicing of gym and sauna equipment where required.
Contractor and Compliance Coordination
Providing site access to contractors and trades.
Ensuring contractors sign in and out where required.
Recording contractor attendance and reporting issues to the Committee.
Coordinating quotes and works requested by the Committee.
Arranging and supervising specialist services such as fire system testing, backflow testing, RCD testing, pest control, gutter cleaning, pressure cleaning and other approved contractor works.
Security, WHS and Emergency Response
Checking CCTV operation, gate access systems, remotes/fobs and security key records.
Keeping logs of incidents, accidents, hazards, by‐law issues and security matters.
Reporting hazards and incidents to the Committee promptly.
Responding to genuine after‐hours emergencies where personal safety or damage to the scheme may be involved, such as flooding, burst pipes or other urgent issues.
About You
The ideal applicant will be:
Reliable, practical and hands‐on.

Confident communicating with residents, owners, committees, contractors and strata managers.
Capable of coordinating contractors and checking completed work.
Comfortable performing cleaning, gardening, minor maintenance and general caretaking duties.
Able to keep clear records and provide regular written updates.
Safety conscious, professional and calm under pressure.
Experienced in residential complex management, caretaking, facilities management, maintenance, landscaping, resort management or a similar role.
Experience in any of the following would be highly regarded:
Body Corporate or strata complex caretaking.
Residential building or resort maintenance.
Garden, lawn or grounds maintenance.
Pool and spa maintenance.
Contractor coordination.
WHS procedures and incident reporting.
Minor repairs and general handyman work.
Requirements
Applicants should have:
Ability to use email, basic computer systems and record‐keeping tools.
Willingness to undergo a police check if requested.
Public liability insurance, ABN and relevant contractor documentation, where applicable.
Relevant licences or qualifications for any specialist work undertaken directly.
Specialist or licensed works will be performed by qualified contractors where required.
