About the position: Our client is a premier luxury home builder on the Gold Coast, renowned for delivering exceptional quality homes. They are now looking to establish a new wing of the business focused on townhouse, subdivision, land, and multi-residential projects, and are seeking an experienced Development Manager to lead this exciting growth. This is a rare opportunity to shape and drive a new division from the ground up, sourcing off-market opportunities, building industry relationships, and delivering innovative residential projects across Southeast Queensland. Key Responsibilities: Lead the establishment of the business’s townhouse, subdivision, land, and multi-residential development portfolio. Identify, source, and secure off-market opportunities through strong networks with buyers’ agents, consultants, and industry contacts. Manage the end-to-end development process, including DA (Development Application) and OPW (Operational Works) approvals. Build relationships with key stakeholders, including local councils, consultants, and contractors, to enable smooth project delivery. Provide strategic input into project feasibility, financial modelling, and risk management. Mentor and lead project teams, fostering a high-performance culture aligned with the company’s premium standards. Requirements: 5–10 years’ experience in residential property development, particularly in land subdivision, townhouse, or multi-residential projects. Strong industry network with buyers’ agents, consultants, and other key contacts. Proven ability to source and deliver off-market development opportunities. Knowledge of DA and OPW processes and residential planning regulations. Entrepreneurial mindset with experience creating or leading new development initiatives. Excellent communication, negotiation, and stakeholder management skills. Tertiary qualifications in Construction, Property Development, or related fields are advantageous but not essential.
