Scape Core Fund overview The Scape Core Fund is Australia’s largest student housing investment vehicle with $6bn in assets under management and backing from global institutional real estate investors including PIMCO, APG and Bouwinvest. The portfolio contains 33 operational assets with over 16,000 beds across Sydney, Melbourne, Brisbane and Adelaide and has direct access to Scape’s development pipeline of over 6,000 beds in Australia. Now operating as an open-end vehicle, the Fund continues to raise capital to support this ongoing growth. Role Summary: As the Fund Analyst you will be supporting the core day-to-day activities in managing the Scape Core Fund, executing the investment strategy and supporting engagement with existing and incoming investors. Your key responsibilities have been listed in the table below. This is an indicative list of responsibilities and may change based on business requirements. 1. Capital management and fund modelling Assist in preparing quantitative analysis to advise the Fund Team on appropriate capital management decisions (such as scenario analysis on the Fund’s capital capacity or debt management strategy) Maintain the detailed fund model in collaboration with the Investment Associate to produce forecast returns (including IRR, income and capital returns) and run sensitivity analysis Provide analysis of drivers contributing to historical and forecast returns 2. Fund performance reporting Contribute to the preparation of quarterly fund performance reporting and other ad hoc fund reporting for investors Liaise with other business departments (including Operations, Leasing, Marketing etc.) to provide updates on the Fund’s operational performance Understand and review financial statements and balance sheet Contribute to providing detailed variance analysis (actuals vs. budget) 3. Capital raising Support the end-to-end capital raising process including preparing and updating the investment memorandum and responding to investor due diligence questions Develop a deep understanding of the Australian PBSA market and contribute to producing research on demand/supply, economic and regulatory trends Provide support to onboard new investors, including liaising with legal advisors and drafting capital calls 4. Transactions Assist in transaction processes to execute the Fund’s strategy Assist in transaction modelling, investment committee papers, provide research to support underwriting assumptions 5. Other Build strong relationships across the broader Investment Management team and other departments (including Finance, Treasury, Operations, Development & Construction management) Contribute to driving business improvement initiatives Knowledge, Skills, and Experience: Appropriate tertiary education (finance, accounting or related quantitative background) 1-2 years of post-qualification experience in real estate, corporate finance, investment banking, professional advisory or related Applicants working towards a Chartered Accounting or equivalent qualification will be well regarded Interest in the Australian real estate investment market Excellent numerical, analytical, Excel and PowerPoint skills Strong attention to detail and experience with financial cash flow modelling Strong interpersonal skills and ability to work well in a small, flat team structure Perks & Benefits At The Living Company, we don’t just create a great place to work – we bring the good vibes every single day.
