Business Development Manager (BDM)

The Opportunity
We are seeking a driven and professional Business Development Manager (BDM) to lead portfolio growth and strengthen our landlord relationships.
This role is ideal for a self-motivated operator who understands that business development is both numbers and relationships - strategy and service.
You will work closely with the Directors and Property Management team to ensure seamless onboarding and long-term client retention.
Key Responsibilities:
* Prospecting and generating new landlord leads
* Conducting rental appraisals and listing presentations
* Converting appraisals into signed management authorities
* Managing CRM pipelines and structured follow-up processes
* Networking within the local community and referral channels
* Collaborating with the Property Management team for smooth handovers
* Protecting and enhancing the agency's brand through professional communication
What Success Looks Like:
* Consistent monthly growth in new managements
* Strong conversion rates from appraisal to signed authority
* Securing high-quality landlords aligned with agency values
* Clean, compliant onboarding processes
* Positive contribution to office culture and morale
About You
* Proven experience in real estate business development or property management
* Strong understanding of compliance, QLD legislation and best-practice processes
* Confident communicator without ego
* Highly organised, process-driven and disciplined with follow-up
* Professional presentation and strong negotiation skills
* Values culture, accountability and team alignment
* Current QLD Real Estate Certificate or Licence (essential)
