We are seeking a motivated and diligent full-time manager to support our existing team through our daily operations whilst yearning for further development into a General Manager role of their own.
$60K Salary on offer + Living Expenses included in package.
Previous team members undertaking this role have both flourished into senior management of strata operations of their own, resulting in the vacancy described.

The Complex is a mixture of both short-term (x52 Units) and permanent (x12 Units) letting, with remaining residential units making up the entire complex of 135 Apartments in the heart of Fortitude Valley/James Street Precincts. Our clientele is a mixture of corporate mid-week guests and leisure on weekends, making us a uniquely busy establishment. (98% annual occupancy)
You will be expected to Roster the front office team, providing some flexibility, however it is expected that you will be available 7 days in an effort to complete an equitable roster for all team members.
Reporting to the General Manager, the Resident Manager is ultimately responsible for guest service levels and daily operations, leading 3-4 Reception Team members, Maintenence/Handyman and outsourced housekeeping operations, in addition to outsourced security personnel twice weekly.
As the resident manager, you will be available for after hours emergency calls and guest requests requiring immediate assistance.
The role would suit those with a desire for further development into areas of Strategic, Financial and Total Operational Management including yield and inventory control, stakeholder engagement, strata management and real estate operations including owner/tenant relations.
**The Role**:
- This position requires the manager to live onsite, & be available for after hours calls and urgent issues as they may arise.
- Strong understanding of Body Corporate Management and an understanding of the Management Rights Industry.
- Carry out, manage, or supervise Caretaking duties as set out in the Caretaking Agreement including outsourced housekeeping, public areas and maintenence operations.
- The ability to remedy shortfalls in service levels, and problem solve property/operational issues.
- Communication with guests, owners, and body corporate committee
- Coordinate tradespeople for general repairs and maintenance
- Daily trust and general account reconciliations
- Staff rostering, Payroll and HR administration
- All End of Month processes including accounts payable
- Liaising with contractors and staff including cleaners, trades and external stakeholders.
- Ensuring the building is maintained in pristine condition by providing regular checks of each floor of the apartment complex daily and reporting on any issues with cleaning and maintenance.
**Experience Required**:
- Substantial experience in a similar role, ideally in the Strata or Hotel Industries
- Front Office management skills
- A demonstrated record of honesty, integrity, and diligence
- Demonstrated ability to lead a small team
- Advanced skills in microsoft office suite of products, as well as hotel management software, Xero and other systems
- Basic understanding of Trust accounting principles - receipting and balancing
- Experience chasing debtors - invoicing and payments
**Desirable Characteristics**:
- Proven experience in Building and Property Management.
- Experience with Xero accounting program
- Ability to obtain RLA or full Real Estate Licence in Qld
- Well-presented and organised, ability to lead a team
