Property Developer | Multi-Project Delivery Role

Altoro Property is a privately owned property development group delivering a growing pipeline of townhouse projects & residential land subdivisions across South East Queensland.

Due to continued growth, we are seeking an experienced full-time Development / Project Manager to lead multiple medium sized residential projects from design coordination through to construction delivery and completion.

This is a hands‐on role working directly with contractors and consultant team, managing projects across planning, design, authority approvals, procurement, program management and construction delivery.

The role is suited to someone who understands residential development from both a commercial and construction perspective and can confidently manage multiple moving parts across several active projects.

About the Role

You will take ownership of multiple residential developments in the South East Queensland region. You will be based on the Gold Coast but be required to drive to the Moreton Bay Council region for project meetings with our principal contractors on a fortnightly basis.

You will be directly involved in the real delivery of projects and showcase your ability to consistently problem solve & drive outcomes with a proactive attitude.

This is a hands‐on, delivery‐focused role — not a layered corporate environment. Strong communication skills are essential, including confidence on the phone, direct consultant and contractor coordination, and regular visible involvement on-site throughout the project lifecycle.

Projects are currently in various stages including: construction delivery, authority and approvals, plan sealing & upcoming practical completion and handover

You will work closely with both the Development Director & Managing Director along with the wider Altoro team including: consultants, contractors to ensure projects are delivered safely, efficiently, on program and within budget.

Key Responsibilities

Report directly to the Development Director & Managing Director

Identify and resolve project issues proactively

Help co‐ordinate consultants reporting for various authority approvals

Lead & co‐ordinate architects, engineers, certifiers and consultants

Monitor project budgets, program and identify construction risk early

Help to prepare tender documentation and project scope of works

Oversee the builders and contractors' programs during delivery

Be meticulous with understanding each project's details, drawings, reports

Ensure internal document management is organised & accurate

About You

You are commercially minded, organised and capable of managing projects autonomously.

You understand how residential developments are delivered and can move between design coordination, consultant management and on‐site delivery confidently.

Ideally you will have
* 3+ years' proven delivery experience in development management and/or project management.
* Ideal candidate will have experience in delivering medium sized residential townhouse or residential land subdivisions within the SEQ region e.g. Moreton Bay, Brisbane, Ipswich, Logan, Gold Coast.
* Strong communication skills, proactive attitude but can also take ownership and learn quickly from any mistakes.
* Will raise any project issues quickly with the Directors for faster resolution.
* Strong understanding of approval /construction methodologies and sequencing.
* Experience managing consultant teams, builders and authority approvals.
* Strong commercial awareness across program, cost and risk.
* Ability to manage multiple projects concurrently.
* Strong organisational and reporting capability.
* Experience (but not essential) using construction/project management software.
