Role Overview
The Commercial Roofing Sales Estimator is a client-facing technical sales professional responsible for securing new business and providing accurate, competitive, and timely roofing cost estimates.
The role blends sales acumen with roofing system knowledge, measurement/estimating accuracy, and collaboration with project management and installation teams to deliver winning proposals and profitable projects for Queensland-based clients.
Key Responsibilities
* Lead generation and qualification: Identify, pursue, and nurture commercial roofing opportunities in Queensland; build and maintain a robust pipeline aligned with company growth targets.
* Site assessment and measurement: Conduct site visits to assess existing roof conditions in QLD, take precise measurements, and document substrate, system type, penetrations, flashings, and drainage considerations.
* Estimate preparation: Develop accurate, competitive quotes for roof replacement, repair, maintenance, coatings, and new builds. Prepare quantity takeoffs, material and labor costs, equipment needs, waste management, and safety considerations.
* Technical recommendations: Advise clients on suitable roofing systems (e.g., TPO, PVC, metal, bitumen, liquid-applied membranes, coatings) and insulation, ventilation, steel decking, and parapet work; tailor solutions to performance requirements, regulatory standards, and budget constraints.
* BIM/drawings liaison: Review and interpret architectural/engineering drawings and specifications; coordinate with design teams as needed to ensure alignment with project requirements.
* Tender management: Prepare tenders, proposals, and bid models; respond to RFI's, variations, and clarifications promptly and accurately.
* Value engineering: Propose cost-effective alternatives without compromising quality or warranty; assist clients in achieving life‐cycle cost reductions.
* Risk and compliance: Ensure estimates reflect safety, warranty, insurance, and regulatory considerations; identify risks and propose mitigations.
* Negotiation and contract support: Lead price negotiation with clients and subcontractors; assist with contract terms, scopes of work, and changes.
* Collaboration: Work closely with the Operations/Project Management team to ensure estimates align with project delivery capabilities, schedules, and site conditions.
* Customer relationship management: Maintain professional relationships with clients, consultants, and suppliers; provide excellent service and post‐sale support.
* Reporting: Track and report on sales activity, win rates, bid conversion, and forecasted revenue; maintain accurate CRM records (e.g., Salesforce, HubSpot, or equivalent).
Required Skills and Qualifications
* Experience: preferred but not essential, roofing estimating, sales estimation, or construction estimating with a focus on commercial/industrial roofing; Queensland market experience preferred.
* Roofing knowledge: Strong understanding of roofing systems (metal, membranes, bitumen, coatings), insulation, ventilation, drainage, and flashing details; knowledge of Queensland standards and building codes relevant to roofing.
* Measurement and estimating: Proficient in site measurement, takeoffs, and preparing detailed estimates; familiarity with estimating software and takeoff tools.
* Technical aptitude: Ability to read and interpret architectural and engineering drawings and specifications; aptitude for problem‐solving and value engineering.
* Communication: Excellent written and verbal communication; able to deliver compelling proposals and present to clients at various levels of an organization.
* Negotiation and stakeholder management: Strong negotiation skills; capable of coordinating with clients, architects/engineers, suppliers, and internal teams.
* Tools: Proficiency with CRM systems, MS Office suite; experience with estimating software (e.g., CostX, STACK, Timbeter) and project management tools or basic computer competency.
* Qualifications: trade background in roofing or carpentry is advantageous.
* Compliance: Valid Australian driver's licence and willingness to travel to project sites; awareness of WHS practices and safety requirements.

Work Environment and Travel
* Primarily office‐based in Brisbane Inner North with site visits to Queensland projects as required
* Travel to client sites, supplier meetings, and project locations within Queensland; regional travel as needed
