Anyinginyi Health Aboriginal Corporation (AHAC) is a multi-disciplinary organisation which provides primary health care services to the Aboriginal people of Tennant Creek and the surrounding Barkly region, dedicated to 'Closing the Gap' in Aboriginal health within remote Australia.

ABOUT THE OPPORTUNITY
The Assets & Property Manager is responsible for day-to-day management and the coordinating of ground maintenance services of all Anyinginyi Health town and remote properties both business and residential. The maintenance of all buildings including the required contracts, general stores ordering and receiving, asset management, trade and contractor requirements.
This position is an integral part which represents the property and maintenance of Anyinginyi Health buildings and services to internal and external parties, stores supplies receivership/ distribution and housing coordination. This position supervises services provided by the Maintenance Team in line with the direction of the Executive Manager of the Business Services Section.
This position is to coordinate with Section Managers in maintaining property and high quality of services with attention to detail on behalf of Anyinginyi Health Aboriginal Corporation.
DUTIES
Key Duties & Responsibilities:
Properties – Business and Residential
* Coordinate with all sections for property and asset management, maintenance, including contracts, tenancy agreements and other services contracts.
* Establish and monitor schedules to maintain the property grounds in a neat and tidy fashion, including legislative provisions of Landlord responsibility.
* Prepare and maintain all Locum accommodation(s).
* Complete regular inspections on Anyinginyi Health housing in line with Tenancy Agreements.
* Coordinate and undertake incoming and exiting property inspections on all Anyinginyi Health Housing prior to Tenants vacating and follow up on any outstanding issues.
* Maintain monthly Property Registers and submission to Finance for processing.
Assets – Organisational
* In coordination with the Finance Team it is required to maintain Anyinginyi Health’s Asset Register and disposals when approved, and updating the assets register on Anyinginyi Health’s asset system upon receivership. Asset Property Officer is to include Assets on register as received. This includes uploading photos, invoices, barcodes and sightings into Asset System.
* Establish and monitor completion of schedules to maintain Anyinginyi Health assets maintenance, including required maintenance contracts.
* Monitor and recommend replacement and or reallocation for best usage.
* Assist staff in asset usage, security and storage.
* Maintain monthly Vehicle Fleet Registers and submission to Finance for processing.
* Lodge and coordinate Fleet and property insurance claims, with required repairs and maintenance or disposal.
Stores
* Oversee receivership, security, purchasing and distribution of stores, supplies and or other order items required by Anyinginyi Health Sections where requested.
Suppliers (Tradies)
* Manage maintenance requests to completion, coordination of attendance to item and supply feedback to relevant Managers.
* Seek and advocate best price or discounts for the benefit of Anyinginyi Health to suppliers and contractors.
* Ensure all suppliers comply with Anyinginyi Health policies and procedures when on site.
Other duties
* Draft, review and implement appropriate policy and procedures for efficient and effective Property and Asset and risk management for BSS Manager’s consideration.
* Maintain adequate security mechanisms for all areas and assets.
* Work in a safe manner in line with WHS provisions, including PPE.
* Attend to unplanned, emergency events when notified by management or security.
* Attend to after-hour duties in greeting or exiting employees for Anyinginyi Health properties.
* Acknowledge and respect racial diversity values beliefs, customs and traditional practices of Anyinginyi Health clients and staff.
* Adhere to Anyinginyi Heath policies and procedures, be responsive to the Business Services multi-skilled multi-tasking environment.
* Make positive contribution to strengthening cultural behaviours, team cohesion and organisational harmony for our team, Corporate Services Section and Anyinginyi Health.
* Other duties as specified from time to time by the Executive Manager Business Services.
ABOUT YOU - SELECTION CRITERIA
To be successful in this role, you will need the following:
Essential skills and experience:
* Knowledge and understanding of Aboriginal societies, cultures and an understanding of the issues affecting Aboriginal and Torres Strait Islander.
* Knowledge and a grasp of traditional Aboriginal culture and cultural diversity.
* The ability to communicate effectively and sensitively with Aboriginal/culturally diverse people.
* Demonstrated high level ability of holistic operational management in coordination with other Managers/ Supervisors and team leaders
* Experience in hiring and training employees
* Experience in delegating tasks to team members
* Demonstrated high level ability of management of employees/teams and human resource principals and procedures of supervision.
* Demonstrated excellence in written and verbal communication skills with ability to liaise with people from a variety of backgrounds, self-motivation and time management skills
* Experience mentoring and supporting supervised staff as well as monitoring and addressing issues in staff performance
* Demonstrated high level ability of computer program usage i.e. Microsoft products with aptitude to learn identified programs for maintenance and asset management, monitoring and reporting.
* Demonstrated ability to map, and schedule planned management for maintenance and assets.
* Demonstrated ability of housing and tenancy management.
* Demonstrated ability of asset and maintenance management.
* Reliability, ability to work with a high level of quality, unsupervised and as part of a team.
* Understanding of Work Health & Safety (WHS) in the workplace and PPE.
* Be in possession of or have the ability to obtain an Ochre Card (Working with Children)
* Current NT Driver’s License
